jhull420 | If you have homeowners insurance and you flood are you covered? |

No, you have to have flood insurance which is a seperate policy. |

No. Flood is specifically excluded from EVERY homeowners policy there is. You can ONLY buy flood insurance through the National Flood INsurance Plan (but your agent can get you the policy). There is a 30 day wait from the time you fill out the application and pay the premium (in full, for a year - no payment plans!) until the insurance kicks in.
And because it's a federal program, you're subject to THEIR rules & regulations. There's NO competition in pricing, it is what it is.
A "rider" is actually a life insurance term, for a change to the policy. An "endorsement" is what you'd put on a homeowners policy, and there IS NO FLOOD ENDORSEMENT. So it's NOT something you can add to your current policy. It IS something you can buy seperately. |

Thought I would just clarify matters a little bit. It depends on how you mean "flood?"
If you mean "flood" because a water pipe broke and "flooded" your basement then that is covered under your home owners policy.
If you mean "flood" because the local river overflowed it's banks and the water got into your house then it would not be covered.
The main thing to remember is that the home owners policy does not cover "ground water" that enters your home. |

You need a rider for flood insurance if the damage was caused by rising water. If your roof failed and flooded your house that's a different story. If your insurance agent gives you the run around, contact an advocate in your area. |

It would REALLY help if you listed your location.
In the US, under Federal law, homeowners policies are not allowed to cover damages from floods. (There are some exceptions under a particular form of policy written for mobile homes, but even when that's available, it has to be specifically added as a rider -- it is NEVER automatically included.)
Flood insurance, in the US, is available through government-run programs. Depending on the flood zone in which you live (and everyone lives in a flood zone, it's just a question of liklihood -- when, not if) the rates will vary widely. For some, it's affordable (though still not cheap -- and premiums must be paid in full annually, with no payment options.) For many who need it the worst, it's hideously expensive. Which is why most who live in the most flood-prone areas simply don't have flood insurance unless it's mandated by their mortgage companies. (Even then, they typically only have coverage for the loan amount, not the replacement cost of the structure, nor their personal property.) |

100% of homeowners policy do not cover flood. You have to get what is called a rider. It will make your policy double usually.
In certain areas when you get a loan if you are in a flood zone, you will be required to get flood insurance for the Lender to do the loan.
Flood Insurance is just like earthquake insurance if you are not paying for it, they are not going to give you a dime. Chances are the only way you would have it is if you were in a flood zone and it was required by the lender. Otherwise you would have had to do your research and have your insurance agent get you quotes on it.
Its extremely expensive you would know if you had it.
Now a bright side? how did you flood? You could be covered if a pipe broke in your house. But flood like a river no, a broken pipe maybe. Call your agent. |

flood coverage is an optional rider because not all areas are prone to flood.
It is a good idea to refer to existing policy or even call insurers to make sure |

ONLY if your homeowners policy states it specifically. It will not be under "Mother Nature" |
