Veronica | In Ky,owning a farm, do you have to have insurance? |
|

If you own the farm free and clear and you are the only person working on the farm, then the answer is no.
If you have a loan on the farm, the lender will likely require some property insurance to protect their loan.
If you have employees who work for you, then there are a whole host of insurance coverages that are in play. Some you will be required to have (like workers' compensation) and some that will be optional to provide to your workers (like health insurance). |

If you own it and don't owe anything on it, you don't have to have insurance but if there are buildings and they burn or get blown down or something you are out of luck. If you owe on it, I would certainly have insurance. If it is just land it would not matter. Hope this helps. |

You don't have to have it but it's a good idea to at least have liability insurance. We live in a sue happy society and even if it's bareland, you need liability coverage. Unless of course you have no net worth, then you have nothing to lose. |

It depends on the size of the farm and how many buildings you have on the property among some other things. If you have homeowners insurance it may be covered there. Typically, if it's more about feeding yourself and it's small your homeowners (depending on policy and insurer) will extend. Either read your policy or call an agent and ask. |

If you have a loan on the farm (lien against it) then yes. If no liens, then no, but you are financially responsible for any costs associated with the property. i.e. if the house gets struck by lightning and burns to the ground, it is your financial responsibility. |

No, no law says you have to have insurance. You might have business transactions that will want it, though. For instance, if you HIRE someone, you probably should have workers comp. Or if you want to sell product, you'll need liability insurance for anyone to sell on your behalf. Obviously, if you have vehicles you use on the road, you'll need car insurance.
If you borrow money to purchase livestock or buildings, or improve them, the bank will want you to insure the collateral. |
