In need of homeowners insurance?
what are the usual requirements when getting homeowners insurance. where can i find the cheapest? i live in florida (miami)

Not sure what you mean by requirements. If you own a home, you probably meet all other ancillary requirements.

As for finding the cheapest, try using an insurance broker. A broker works with several companies and can help you find the best rate for your type of home and location. To find a qualified homeowner’s insurance broker in your area, log on to a website like http://www.homeownerswiz.com and fill out the form requesting a quote. You will be contacted by a broker in your area who will contact you. Keep in mind, this broker has paid for the privilege of speaking to you, so she or he is already highly motivated to find a solution for you. The information you provide on the website cannot be resold or used for any other purpose, so your privacy is assured. Plus, you are not obligated to buy. Good luck!

Oh, "usual" is some pretty specific information about you, and your house. Credit scoring is required.

But in Florida, you're most likely going to end up with Citizens, the state fund. There are a couple no name, brand new, unrated carriers allegedly springing up to write homeowners in Florida, but basically there IS no competition, and effectively, Citizens is the ONLY company writing policies out there. Oh, and FLORIDA has incredibly high rates for homeowners, wind, and flood policies - which usually ALL have to be purchased seperately.

If you have coverage with a standard carrier - like Allstate, or State Farm, I do NOT recommend you switch, because they'll pay your claim faster than Citizens, and they WON'T take you back if you switch.

The basic requirements are an insurable interest and money. An insurable interest means that you have a connection to the property. I, for instance, could not insure your property because I don't have any interest (financial connection) in the property.

Aside from that, money. You're good to go!

Just a word of caution, be careful when you say "cheapest." You can get a bare-bones, named peril policy that doesn't cover as much. If you can get in with a name-brand company in Florida, you're much better off than just a state-funded program.

Requirements are a home and the money to pay the premium. Pick up the phone book and start calling local agents for a quote.

If the company that insures your car writes it, get a quote from them. Otherwise go to an AAA (American Automobile Insurance Club). You don't even have to be a AAA member and their agents quote from lots of different companies. I live in West Palm Beach and just can not find insurance thru anyone but them - hope that helps.
