Insurance co of unsold house wants to know status, what do I tell them?
The insurance co of the old house caught wind of our situation by a mail forwarding issue. Up to this point they thought it was our primary residence, but we moved a while ago and have it rented.

I told them we own a "second home" in FL now. They want to know the situation of the old house. In reality, I have a renter, but I dont want the insurance co to change my policy to a rental and then the mortgage co get wind of it and call the loan due. So I thought the safest bet would be to tell the insurance co its a second home. What would change if it was a second home vs primary residence on the policy, and would they need proof? Would it be better to tell them its a rental, would it get back to the mortgage co?

Homeowner99, Home insurance covers lots of different things. I'm not familiar with all the fine print of my home policy, but my homeowners insurance agent is always a phone call away. I used to be an insurance agent. (15 years). Tell them the home is rented. They need to change your policy from a homeowner's to a rental. It has different coverages and you can decide what you want covered. Otherwise should you have a loss, it may not be covered because you had the wrong type of policy on it. The mortgage co. will sent a copy of the new policy, but it should not affect your mortgage on the home.

You need to tell them the truth. If you have renter's in it and you told them that there was not renter's in it so they didn't change it to a landlord policy a claim might not be covered.

You are being foolish. If you didn't change your insurance coverage when you moved out, you are commiting insurance fraud. Any claim would likely be denied and your insurance will be canceled.

Yep, they know it's not owner occupied now.

You want the renters to accidentally burn down your house, and have the claim denied? How dumb is that? If you PAY for insurance, I'd think you'd want them to pay for a claim. HOMEOWNERS is contingent on the house being, well, OWNER OCCUPIED. Which clearly it isn't.

If you don't care if the insurance company pays or not, keep lying to them. If you want them to pay, well, you'd darned well better 'fess up, and get a dwelling fire policy on the house, which WILL cover if a renter accidentally burns it down.

A SECOND home policy is going to get cancelled just as fast as a tenant occupied one. . . . and if the house burns down, the claim is just as likely to be denied. Wouldn't THAT stink, paying the mortgage on this house for 28 more years, after it burns to the ground.

Right now your Homeowner's insurance policy is not worth the paper it's written on. Should there be a claim the insurer will realize what's been going on and deny the claim and you'll be stuck with a damaged, possibly uninhabitable, house and an insurer who will be canceling your policy faster than a rocket. How do you think your lender will react at that point? Admit what's going on and have the policy changed to a Rented Dwelling policy.
