If you own a portfolio of such properties youâre almost certainly better off insuring them as a portfolio not as individual properties. You can do a much deal that way since you have diversified risk (e.g. the chances of them ALL burning down in any one year is less than the risk that just one will burn down) plus economies of scale kick in a bit.
Your best bet is to get a good commercial broker, if your properties are in more than one state get a national one.
Try approaching some of the International big boys, Marsh, Willis, Aon etc (links below or just google âem ) Wonât cost you anything to talk to them and theyâll give you some good advice if nothing else.
If you are arranging finance the bank will probably want some say in who the insurer is as well, but only to a limited extent and saying âIâm talking to Aon/Marsh/Willisâ should ease any concerns.
