I have never heard of an apartment owner requiring a tenant to have liability insurance. This type of insurance is for property owners, not renters. Renters get insurance for liability within the apartment, which would help replace loss of internal property from theft or damage, like from fire. This does not sound right to me as it is the owner's responsibility to cover liability for issues that arise from problems that occur outside of the unit. I would try to get some free legal advice on that one before signing that lease. |

Not exactly.
Renters insurance consists of FOUR parts, one of which is liability. Renters insurance is the CHEAPEST way to buy personal liability coverage, at around $150 a YEAR.
So, renters insurance HAS liability, but liability isn't necessarily the same as renters insurance.
It's kinda like a car, and a steering wheel. A car has a steering wheel, but a steering wheel isn't necessarily attached to the rest of the car. |

Do not agree to that condition. Liability is the responsibility of the owner or management company not the lessee, or tenant. Liability insurance is what the landlord gets to protect him from a lawsuit. The point I am making is that purchasing renter's insurance is optional and it covers your personal items. |

Wow the peanut gallery came out for this one.
This is risk management 101. The apartment community understands that most of their renters do not have access to a liquid $500,000. If they did, they might own a home. So the landlord requires the tenant to purchase $500,000 in liability coverage. This allows the landlord to have premium savings and transfers the cost to the appropriate party.
I guess most of the people that post on this do not understand liability, it covers damage that your negligence caused to a third party. The apartment community is a third party.
How many times do you hear on the news an apartment building burnt down due to a tenant smoking/cooking/playing with matches/etc. In my part of the world at least once a month, if not more.
So guess what happens next, if you are the responsible party and you caused $1,000,000 in fire damage to their structure (read third party), they or their insurance carrier will go after you personally for the full $1,000,000, but luckily you had $500,000 in liability coverage, so you are only on the bill for $500,000 for the rest of your life.
I would actually disagree with most of the posters, go with this apartment community, because they present a culture of responsible adults, and that culture will be pervasive through the community, so that you will have a much more enjoyable time. Plus the renters insurance is a must have. Seriously it only costs about $150-$200 a year. That's $0.55 a day to know you possessions are covered and more importantly if you are found liable for something outside of your job or using your automobile, most likely your renters liability coverage will apply. |
