I had a fire and liability policy on the house and the insurance company cancelled both policies. What can I do? Additional Details Thanks everyone for all your helpful answers. The property is in NJ and like Mitch stated this was a big company (Allstate). I'm not sure why they canceled it. I didn't put any claims in on the property. It originally was a rental. I was going to fix it up and rent it out again but now I think I'm going to sell it. I just want some type of liability insurance on it until it is sold. I don't want someone suing me if they get hurt on the property and then I could lose the other house I have. Thanks again for all your help. |

There ARE companies that will write coverage for vacant properties. There are also companies that will cancel your coverage if your property is vacant. They do so as this is a material change in the risk since the time the property was written (and presumably occupied).
You don't say why the policies were canceled. As long as it is just due to the property being vacant, you should be able to obtain coverage. I would suggest contacting one or more independent insurance agents as they are more likely to have a company that can provide that type of coverage. In my experience, the larger companies like State Farm and Allstate are not interested in that type of property insurance.
As a general rule you will pay more for vacant property coverage than you would for a normal homeowners policy.

Well firstly you didn't state why they cancelled the policies, it could be because you didn't initially tell them about the unoccupancy or they could simply have changed their underwriting conditions. It is quite difficult to get insurance on a vacant property and if you do get it, companies often insist on the house having an alarm or something like that. If you have other insurance elsewhere (for your own home or car) that should be your first port of call as sometimes insurance companies will cover an undesirable risk such as an unoccupied property if you already have other policies with them. Other than that, simply do an internet search unoccupied property insurance and see what comes up! Be prepared to pay a high rate for it, its normally twice the rate if not more of a normal risk property. Good luck ! |

you had a dp1 policy- you should call around for a new company and make sure you tell them it will be vacant. i've seen a couple of policies lately held by clients that have a vacancy stipulation that if the building is vacant for longer than 30 days, then the coverage is null and void in case of loss. at the very worse, nj has a basic fire coverage policy available to people who can't get insurance else where.. you'll pay through the nose for it and it doesn't cover much but it is coverage.. |

You need to post what state your in.
If your in California you might be able to get the California Fair Plan for fire. The problem is getting a separate liabililty policy may be impossible. You should seek out a broker. |

The cheapest, easiest way to get liability insurance on a vacant house, is to talk to your homeowners agent, and extend the liability from the house you live in, to that "secondary residence". It will cost between $15 and $30 a year. DIRT CHEAP.
If you have no primary homeowners, buy a renters insurance policy, and extend the liability from that.
If you go for stand alone liability, it's going to cost about $750 a year.
If you're looking for property AND liability coverage, Foremost does a pretty good job at a really cheap - relatively - price. www.foremost.com You can add the liability for a single family home to their vacant property policy, for $100. But the property part is expensive. Cheap, compared to other policies for vacant property, but expensive compared to a homeowners (owner occupied) policy. |
