My Condo wants to be named as additional insured on my condo policy. ?
What does this mean? Also, do they share in an award if I sue someone under my condo policy. I live in Florida.

It is usually the management company wants to be listed as additional insured. It is very common. They want to be notified if your insurance cancels.

Some Associates require you to have your own Condo policy and some do not. They do not get any money if you sue. They just want to know if your policy cancels. Ask your agent.

The first means, they want YOU to cover THEM, to protect THEM, if they get sued, under YOUR POLICY. This is NOT reasonable. The association needs to carry it's OWN policy, to cover them.

The only person you can sue under your condo policy, is YOU. When you "sue" someone, you don't do it under your own policy - you sue someone else.

And no, if you sue someone else, the condo association doesn't automatically have any kind of ownership of any award you'd get.

Check you policy to see how "additional insured" is defined. In most cases, it means that in addition to them being notified of your policy cancelling and receiving copies of your policy, they may also be cut a check if you had a loss. Think of it like your car insurance if you have a loan on your vehicle and get into an accident, the check to repair the damages is written to the bank, not you. It is very common for condo associations, land lords, even marina's if you keep your boat there, to ask to be listed on the policy however they do not have the right to be if they do not have a financial interest in your property.

Well, you couldn't sue someone else under your policy. You would sue someone else and their policy.
What adding the Condo Association to your policy as an additional insured means is that if the Condo Association was sued because of something you did that your policy would respond in order to pay for the defence costs of the Association as well as pay any judgment made against them. So if someone came to visit you in your unit and slipped and fell in your unit and decided to sue you and the Condo Association (any lawyer would include anyone who is even remotely attached to the property in a lawsuit) your policy would pay to defend you and the Condo Association. If a judge, for some reason, decided to assess you to be 75% liable and the Condo Association 25% liable and awarded the plaintiff $250,000 in total your policy would pay the entire $250,000, assuming your liability limit was sufficient to cover this amount. Keep in mind your policy would pay to defend the Condo Association for something you are liable for.

Additional insured is only for the formalities... Condos are required to hold a BLANKET policy that insures the entire condo but only the OUTSIDE STRUCTURE... the policy you have is for you personal contents. Since your condo's fire policy is under the management company they have to be listed on your personal policy. Its actually to PROTECT you. If you need to file a claim under your insurance, there has to be proof of a structure policy (FIRE). If your condo is listed then they automatically know there is a blanket policy in place and you are good to go...
