Clare D | My house is over 150 years old, has had subsidence in the past where can I get buildings insurance?? |
No one wants to insure me for buildings insurance as my house has had subsidence in the past, no evidence of it moveing in the last 70 years. Insurance companies will insure for contence though, there must be someone out there who has had the same experience. How Do I get insured? - even the morgage company wont insure us. Please help any owners of old homes :-) |

My house (built 1872) has suffered past movement, and we had major problems getting insurance. The previous owners insurance company would not insure us either, so we personally went to a broker (didn't do it over the phone), Swinton, and they did all the work for us and found two or three companies that would insure us. We had to send a copy of the surveyors report from when we bought the house, that said the movement was 'past movement' and not ongoing. It was a nightmare at the time, and we probably have to pay a higher premium than other people, but at least we have insurance! I know exactly how you feel! |

How long have you lived at this house? I'm surprised that your mortgage lender actually offered you a mortgage without you having buildings insurance.
If you still can, contact the previous owners and find out who they used and obtian their old policy number. |

You must not be looking hard enough (sorry if that sounds a bit harsh). A quick search turned up http://www.adrianflux.co.uk/subsidence-detail.php who seem to specialise in insurance when subsidence is involved. I've never heard of them myself - I work for another insurance broker. We do quote with insurance companies who would offer cover even taking account subsidence. It all depends on the severity of the subsidence though and the measures that have been taken. I can't tell you that you won't get insurance but you may have to look hard. As other people have suggested it may be worth getting in touch with the previous owner and finding out who they were insured with. |

You need to contact an insurance broker, who can advise you further.
As a broker I think that Heath, Commitments, Towergate and BIBA all offer schemes for houses with corrected subsidence.
As is usual - do NOT use the internet for anything to do with insurance and forget Direct Companies as they only cherry-pick. |

My uncle, who is still alive, but only just, has the same trouble,he lives in sutton in ashfield.no-one will insure his property.insurance companies dont want to pay out and will cease to cover anything that makes them do so.I have always believed insurance to be a racket, road vehicles have to be insured by law so they can hardly dodge covering them, but just look at the premiums, for an unknown quantity like a new driver, the premiums are sky high.I feel they should start lower with the premiums then increase them as punishment for accident claims, this would be a better deterrant in my opinion,as to the buildings insurance you dont have to be insured by law, this is the problem.no-one will cover a potential loss situation. You will find most of these properties are in mining subsidence areas, where you will not get cover. |

I am an insurance advisor. You need to contact the last owners and ask them who insured it. Get their policy no (the company wont share any details to you but it will show that they insured it) The previous company ahve to insure it. If you have any trouble email me and I will see if I can find another company for you but I think if you speak to the old company they will do it |

Okay if there are visible problems fix them!
If its on stumps jack the house up and put new stumps where needed. If its foundation problems fix what you can.
Most building insurance companies wont cover subsidence movement anyway. As long as you can get a fire cover that's all you really need. |
