Additional Details I've heard people transfer home insurance to their goods in storage. How does this work - is the building only insured for fire, etc. and the goods are covered by home insurance?
Is he building the storage unit for his business on his business premises for his own use? If yes, then your business insurance needs to include the storage unit and the contents as covered property.
If no, and you are going to rent the unit out to others, then you need to include only the storage unit as covered property. The contents will automatically be excluded as it is not yours.
If you are building a storage unit on your property that you live on, then your homeowner's policy should automatically pick up coverage and it should also include coverage for your contents inside the storage unit as well.
If someone rents a storage unit, they usually have coverage for their own property inside the unit through the homeowner's policy.
Kind of confusing, but call your agent and ask them what kind of coverage you currently have and if it will pick up the coverage you need.

What type of storage unit.
Normally the material you store for others is not insured by the storage company.
But if the insurance is way to high, either you have not conisdered all the income properly or are not charging high enough income.
Storagge areas either commerical or self are some of the highest profit areas when managed properly.
Perhaps as suggested you check on other insurance companies. and sit down and figure exactly what insurance you need
