crazymama | My insurance co. wants full balance due for my homeowners.? |
or they will cancel my policy. can they do that. It is State Farm
I was late 3 times on the payment. I can't believe this.
Is this going to hurt my ability to get insured elsewhere. I can't come up with the full balance now.

Absolutely. They aren't REQUIRED to offer you payments at all - they can CERTAINLY require you to pay each year in full.
Particularly with late payers, it's VERY expensive! YOu mail out the late notice, you mail out the cancellation notice, and you can't charge any extra for all the extra expenses.
"Late pay" usually happens when payment is received after the DUE date. But I'm betting your policy goes into CANCELLATION status, which is MORE than late pay. And if your homeowners payment is late, what OTHER payments are late?
What I'm trying to get at is, CREDIT SCORE is a big part of homeowners underwriting these days, and if your score is under 600, you're going to have a hard time finding someone willing to write you AT ALL. And if you DO, you'll pay more, and have to pay the full year up front, most likely.
So your late payments won't hurt your ability to get insurance elsewhere, but your CREDIT SCORE might. And if you're in FL, well, you're going to have to go with the state. No one is writing new homeowners in FL.
It won't hurt your ability to get new insurance - but your |

Yes, they can require payment in full instead of installments at their discretion. Insurance companies do look at your credit rating as a lower score usually indicates a higher insurance risk. Talk to your mortgage company...they can pay the insurance for you and increase the amount they take into you escrow account. Initially though, you will need to pay the full amount. |

They can do that because they are State Farm (one of the better insurance companies). Your 3 late payments could be perceived as lack of responsibility. For them, that could be risky. (You forgot to shut off the iron.)
BTW, don't do AllState. I've heard horror stories about their claims. State Farm has a good rep so do your best to get that payment in. |

In effect, they've given you a loan on your premium, and you defaulted on the terms of the loan by not paying in time. So, yes, they have every right to insist that you pay in full as they no longer want to loan you the premium money. And, yes, if you go elsewhere, you'd be likely to face the same problem, plus, you'd still owe SF the full premium. Insurance is way too important to take the chance that you could end up unprotected for lack of payment--especially homeowners policies. Your mortgage has a provision that you must maintain insurance, and if you don't, you will also be in default of the mortgage provisions. |

Full balance due usually means that they want you to be current on your payments. In other words pay them what you owe them to date. Yes, they can cancel your policy for non-payment and it might make it harder for you to get another policy. If you have a credit card you can put it on, try that, because if you don't have the insurance, the mortgage company is not going to be happy at all. You might want to try and get another insurance company right now before they cancel and then you'll be able to make payments on what you owe State Farm. From experience I'd say you will probably be able to get a cheaper rate than what State Farm offers. |
