I'm getting my basement done for $2600 and he told us to pay him half in cash on the day he comes, and the other half when it's all done, now it sounded a bit risky to me but i'm not sure..is this normal?
I'm getting the carpet from basement removed and putting tiles in, now I am aware that we should demand a receipt from him on both payments but still...half now? can't he just walk away with that money |

Right...no way. He'll likely disappear. You can pay him cash on the balance due. Now if he's a referral or does a lot of work in the neighborhood then it's no big deal. If you just stumbled upon him then red flags should be going up.
The other problem is if he's not running a legit business and busts a pipe in your house (or otherwise accidentally does a bunch of damage) you're so screwed because he'll have no insurance either. |

are YOU buying the tiles and he is just installing them?
if yes, then he needs absolutely NO money up front and if the guy can't afford to pay for his materials up front on on credit with the supplier, then he's not a professional - find someone else
he probably doesn't want to claim all the income on his taxes
make him fill out a W-9 form and tell him you will be sending him a 1099 - tell him you need it for YOUR tax records - if he balks - get someone else |

1. Never, ever, ever pay a contractor in cash.
2. Always withhold a certain amount (check the mechanics' lien act if you are in Ontario) for the fully allowed time. (This is designed to protect you if the contractor hasn't paid his subcontractors/tradespeople and they sue you for payment...they put a lien on your property and it takes a heck of a lot of effort to get it removed.) |

Absolutely, he can walk away with your money.
You're better off going to Home Depot with him to pay for the supplies yourself (which you can guarantee get to your house), and then pay the labor 1/3 1/3 1/3 as the work gets done, withholding the last payment until it is COMPLETE.
The cash thing is the scarey part - did you get a certificate of insurance from him? Does he have the proper licenses to do this? Or is the entire job "under the table?"
$2600 isn't enough to finish a basement properly. When a deal is "too good to be true", it's the perfect setup to rip you off. |
