I bought my house for 200,000 and had 214,000 covered on the home owners insurance. I remodeled it and refianced to have one mortgage instead of building loans etc and it is now mortgaged for 260,000 and worth about 400,000. Do I have to specifically increase it, or did the bank do this with the refi. For instance, my payments include the taxes and insurance and I know the tax increased and this is reflected in my payments. They got all the info from my insurance carrier, did they automatically increase it to cover themselves? I do not want to pay more than I have to, but do not want a risk... |

Talk to your agent.
Your house should be written for the full cost to replace it. Most states, it's illegal for a lender to require you to carry more coverage than it takes to rebuild the house.
If YOU don't ask to increase it, your house is seriously underinsured. The mortgagee cannot make the insurance company increase the amount of coverage. |

If the lender did increase the coverage they would only have done it up to the amount they're financing. You should call your insurance company and have the coverage increased to the value of the home, so that you are fully insuranced in case of fire or other damage. |

the mortgagee will increase it whether you like it or not. They want their risk covered. And you will have to pay for it.
Likely when they call the insurance company to get a Declarations page they will go ahead and increase the insurance then and likely the insurance company will do it for them (its called mortgage relations) and either bill you or add it to your escrow. |

the mortgage company would have most likely requested your agent to increase the coverage. HOWEVER, your agent cannot LEGALLY do this without your permission. Contact your agent to see if they were contacted by your mtg company. if not, then yes you need to increase it to keep your home at replacement value. |

Check to make sure it was increased. If not then have it done. Don't trust any bank dear. |

Your lender probably wants 260k worth of coverage. If you want more to protect your equity it is up to you and you alone. But you need to be at least 80% of the homes value or you could have a problem with any insurance claim. It is called co-insurance penalty and you do not want that problem. If you home is worth 400k you need 320K worth the coverage to avoid this. If the lender did increase the amount of coverage it was thru their internal insurance division with a type of "forced" placed policy. Real doubtful that this happened as you would have been notified and your monthly payment would have increased to offset this policy. |
