I was called today by my upstairs neighbor, who said that one of their pipes had broken and it flooded my kitchen. Our landlord fixed the problem and encouraged me to call my agent and file a renters insurance claim. I lost all of my boxed food, a rug and possibly a microwave, a coffee grinder, toaster and coffee pot. I would like to claim the towels I used to clean the mess, as well as my son's sippy cups and his toddler plates. I realize that the towels and sippy cups and plates are washable, but the water that was on them came from upstairs and down through the ceiling and was so brown that it looked like weak coffee or tea. I don't want to eat off of that stuff anymore! Also, my husband son and I will have to eat out today and probably tomorrow due to the stove being soaked and the microwave not working. Can I get reimbursed for that as well?
Thanks for answers...I have never had to go through anything like this before! And I hope to never have to go through it again - especially this close to Christmas! |

The items that can be cleaned....will be cleaned if you file a claim. If the item is cleaned properly - then it's not a problem. My grandmother used to run the dishwasher with a little bleach if she was washing cups and things used by a sick person. So, if it makes you feel better- maybe you could pre-wash in a mild bleach and water solution and then run them through the dishwasher as normal (with just soap and hot water).
But, if you don't want to eat on those items - throw them away and put the money that the insurance company will give you to clean them toward purchasing new items. You will need to pay the difference out of pocket.
Also - washing the towels with bleach will take car of that problem.
Renters will pay for your personal property. If the item can be cleaned - it will. If it can not be cleaned (such as the water damaged microwave) - then your policy will pay for the item per the policy provisions. Your deductible will apply. |

Whoa, this isn't your claim, this is the claim of the property owner. Find out through the landlord who the owner is and/or find out who insures the building. The same company that paid for the water damage upstairs is the same company that should pay for your damage. If the landlord did not file a claim (it doesn't sound like he did), tell him you want the information and that you deserve to have it. |

File your claim with every thing listed that you want to claim as a loss, include pictures if possible.
Remember though, this does not ever guarantee that you will be paid for all items. The worst that can happen is that your carrier could say no.

OK, they are NOT going to let you throw away the towels and dishes that you don't want to eat off of, any more, they aren't DAMAGED.
And you know your policy has a DEDUCTIBLE, right?
So. Gather up your stuff, and don't throw it away. Add up the value to replace it. Do you have replacement cost? If not, depreciate the microwave, assuming it's your microwave. It might be that your total losses are UNDER your deductible.
Cost to eat out would be under additional living expenses, usually only covers if you can't live there due to a loss. You can live there, so likely they won't pay. If they DO pay, they pay a stipend amount - for three of you, maybe $20 max for a dinner. Like McDonalds.
Sorry for all your stress, but I'm just not thinking that you've got more than $250 of damage - which is likely what your deductible is. |

If you submit it to your renter's, be sure to list EVERYTHING, including the expenses due to "loss of use" of your stove and microwave.
Did you landlord file a claim on his insurance for the damages? The expense and personal property damage which you have incurred is due to HIS broken pipe. I would submit the expenses to his general liability insurance carrier as well rather than paying a deductible and putting a ding on your insurance history. Your carrier will see that things are handled rapidly and then subrogate against his carrier to cover the expenses. |
