Mark | What is your experience with a Public Insurance Adjuster? |
Two days ago we had a significant fire in our home. Much of the damage is heavy smoke throughout 95% of the home. There are also questions around structural damage to the crawl space below. While the insurance adjuster has been very nice up front, I do understand he does not work for us.
I am looking to find those that have experience in hiring a Public Insurance Adjuster to protect my interests? Was the cost beneficial? Would you use another in the event of a catastrophe? What were some valuable services they gave you? What percentage of the settlement did you have to pay them? |

there are definitely Pros ...... after retiring as a catastrophic claims adj with an ins. co. I freelanced for about 5 years, then decided I really, really meant it when I said I wanted to retire.
The main reason people came to Independent adjusters is because their company adjuster was not working with them.
If you have a problem with your adjuster, let them know. If you think there is more damage than they are allowing for, tell them that you are getting a contractor to come out and evaluate the damages. Depending on the company, sometimes they send an adjuster out with a tape measure and a calculator and they tell you it's going to cost "this much to fix it" sometimes ya just gotta get into some coveralls and start looking around.
you need to make sure that your damages list(s) to the adjuster are as complete as possible. Sometimes it's easier to get as many of the family together as possible, and have them make a list independently.. everyone remembers differently.. my husband would never remember my spoon collection, and it's been hanging on the wall for years... lol
Put the list together and make a final list.. you should have things pretty well covered. Don't forget, under replacement coverage, when the adjuster asks you when you bought it.. it doesn't matter.. when you replace it they reimburse you full price (new for old, with a paid receipt) they might give you actual cash value until you do replace it, but when they get the receipt they will pay you the difference. If collectible are involved... get on the 'net. contact other collectors. Every family has "born shoppers".... give them the list.
I had an insured with a fire loss.. the wife was going through chemo at the time. she had neither the time or the energy.. I suggested to her that she find a decorating firm get me a couple of bids, we weren't going to pay for the same firm that did the white house, but I realized that she was going through some extraordinary circumstances.
Contrary to popular belief, most adjusters want you to get what you paid for.. your life back.
An independent is going to cost you about 5 - 10 %. |

Public adjusters are overworked, underpaid, and are only looking out for THEIR interests, i.e. how much money they can make off you. Whatever settlement you receive on your home, they take a cut of it. They usually come out of the woodwork when there's a natural disastor or in your case, a fire. The only person who can protect your interests is YOU, which means you have to become informed and stay informed.
The insurance adjuster does in fact work for you if you're paying your premiums to your insurance comapny. All he can do (depending on his experience) is give you a preliminary estimate. Once you get contractors out there working on the property they communicate with the insurance company and provide supplemental estimates during the repair process. |

The good:
They will do a lot of the work for you. They will itemize damage property and research prices for replacement. They make your life a lot easier.
The bad: Their only motive is to increase the claim amount as high as they can so they can get more money also. They will drag out clean up and reconstruction so that your 'additional living expenses' (your rent in your temporary house) is higher. They are also very good sales people. They will tell you horror stories to try to get you to sign up. Take it all with a grain of salt.
I use to be a fire claim adjuster for a large insurer. The main thing I did not like about them was that once you hire them, the adjuster can not talk to the insured only the public adjuster (similar to if you hire an attorney). The great part of my job was helping people get back on their feet.
After their fees you will make between 5% and 10% more than if you did not have them. Mainly because they will list everything that is damaged (pencils, old shoes, old books). Things that if you were doing the list yourself you would just ignore probably because they wer of no real value to you.
See how you connect with the company adjuster. If there are coverage questions or if something does not seem right you can always get the public adjuster on board. |

During my own fire damage I did not use one, but considered it. When I mentioned using one to the insurance adjuster, they because extremely defensive and worried.
I would suggest soliciting input in this forum from those that DO NOT work for the insurance industry.... |

Please wait until the insurance company's adjuster has done his job before you hire anyone and pay for it yourself. If you disagree with what they come up with, tell the company that you want another opinion. They will usually pay for it. If the 2 come up with different info in their reports, have your insurance company hire a 3rd to act as the "umpire" on the claim. Also, get your agent involved. Remember, your agent is supposed to work for YOU. They know the laws and how the damage is supposed to be determined. I have gotten thousands more for my insureds just by questioning the adjuster on amounts of damages I knew were too low. |
