In general, you need:
1. liability coverage to protect you if someone is injured on your property.
2. Damage coverage for the improvements and contents (personal possessions like furniture, etc.)
3. You need to ask what the coverage limits, exclusions and limitations are (most policies have limitations on jewels, precious collectibles, etc.).
4. You need to know what your deductible amounts are in the event of a claim.
5. You need to know if "replacement cost" coverage is provided.
6. Your need to know if the policy covers any "other" structures you may have (a detached building, swimming pool, etc.).
Some insurers will provide premium discounts if you "bundle" your homeowner and auto insurance with their company. Some provide discounts if you have a burglar alarm system, etc. Remember that homeowner's insurance does not cover flood damage. You have to purchase separate flood insurance for that. |

Be sure they have the home and contents with replacement value. this means that if you have a loss they will replace it at the cost of todays prices, not on diminished value. Also be sure that you have at LEAST $300,000 personal liability on the policy. I recommend $500,000 on this to my clients. This is to protect you for anything you can be held liabile for and be sued over. In todays world, this coverage is as important as the coverage on the dwelling itself. Also, it is relativley cheap...you can get $500,000 for about $12-15 a year on the policy. Make sure that you understand a home policy does NOT cover flood!!! Ask about exclusions on the policy and make them explain to you what is exactly covered and for what perils. You want to do your research and make sure that you are with a A+ or better rated company. |

If it is a new home, buy a comprehensive policy if possible. This provides all-risk coverage on home and contents. Ask for guaranteed replacement cost on the home, not just replacement cost. Guaranteed replacement cost is only available if your home is not older than a certain number of years, and is insured to value calculated by an accepted replacement cost evaluation. Replacement cost will have a limit approximately 110% of the evaluation, guaranteed will not have that limit, meaning you are protected against sudden spikes in the cost of materials or labour. Liability coverage protects you against being held resposnsible for injuries and property damage to others. I do not sell a policy with less than $1,000,000 liability coverage. If you have furs, jewellery, watercraft, etc, ensure your limits are adequate, and purchase riders if necessary to protect them.
Instead of shopping company to company, deal with a broker. If you came to me, I would run the quote with 10 companies, and give you the ratings of the best 3 for your situation. If you have a high value home your choice of companies gets smaller (2 usually) but you can get specialty coverages, such as cash-out of full value in the event of a total loss, instead of having to rebuild. If you came into my office, after I gave you the quotes, I would likely spend a good hour going over details with you. Do not make the mistake of waiting to the last minute. I have had people phone for insurance, and tell me they were on the way to the lawyer's office right now. You end up with no choices when you do that because of time constraints.

You need to work through a local agent that you trust, who can advise which additional coverages you might need.
Some coverages I routinely recommend:
Replacement cost on building & contents
Backup of sewers & drains
Building ordinance & law
Personal Articles floater, for jewelry, silver, etc, if needed
Also, the agent should ask you about a flood policy. Just because you might not live in New ORleans, or on a coastal area, doesn't mean you're not subject to a flood loss. Flood also includes water running downhill - not just uphill - and isn't covered AT ALL under a homeowners policy.
For me, it's more about the agent, who can explain & recommend coverages, than the company. |
