What type of water causes problems with insurance?

I have never heard so much BS in my life.

UK; Your insurers couldn't give a fiddlers fig if you have a pond or not. Answer all the questions they ask. If they ask about a pond then answer it. I have never heard of insurers asking about ponds before.

Ponds are usually not an issue as not free flowing, however if it bursts its banks how much damage could it potentially do? I would go on www.environment-agency.gov.uk and enter potential postcodes as this will tell you any risk of flooding, any past flooding and any defences put in place.

Most insurers aren't too concerned with a pond because most types of damage a pond could cause to a house are excluded. Water seepage or leakage is excluded, as is wind driven waves, rot, rust, corrosion, fungi, damage caused by ground water or caused by ice build-up.

For a standard homeowners insurance policy, it doesn't matter if you live next to a pond, because you won't have flood coverage anyway. If you are looking to purchase flood insurance, it will matter.

You'll have to let the insurance company know you live close to water (even a pond), and they will assess the flood risk to your house.
If you don't tell them, it will invalidate your policy - even if the claim's not for flood damage.

if the highest possible elevation of the pond is downhill from the home, it should be no problem. otherwise, it has the potential, which is what IC's look for.

be honest with the agent. saves trouble later.
