Maintenance: Is the roof less than 20 years old, and in good repair? Any missing siding? Paint coming off? Handrails on steps, railings on porches? Electric all working? What kind of wiring, and what ampage is the box? Any funny odors? Water in basement? How old is the hot water heater?
Valuation: How big is it, and how much will it cost the insurance company to rebuild?
Liability: Any prohibited dogs? Any trampolines, or swimming pools? Any business activity on the premises? Any broken up sidewalk? Any hazardous trees on the premises, or other injury hazard? |

they will look at the repair of the home. a big thing is the condition of the roof. they will also measure out the square footage and do a cost replacement estimator to make sure the home is insured to replacement cost. |

It depends on the agent or insurance company. I've worked for severals and they do not inspect homes until the policy has been issued. If the risk is unacceptable by the underwriting department they will send you a cancellation letter giving you the explanation on why they can't insure and a refund if eligible. |

They are looking for the general condition of the house (paint, siding, roof) and also the garage and outbuildings. They are also looking to see if there are any type of risks on the property (dogs, swimming pools, hot tubs, trampolines, buildings in need of repair, etc) I went and inspected a house one time and the roof was in such bad shape that there were small trees growing out of the shingles. If the house is in good shape, there is nothing to worry about. |
