This is quite a specialist area- what i mean by that is that a majority of insurers will not cover the property if it is unnoccupied for more than 30 days.

You may be able to get your current insurer to agree to this but they will probably restrict you to what is known as FLEA cover- which stands for FIRE, LIGHTNING, EXPLOSION, EARTHQUAKE and AIRCRAFT (Liabilty is usually still included).

FLEA cover is vey basic and in my opinion does not cover for the two main risks to an unnoccupied property - Flood & Malicous Damage/Vandalism.

If you require further cover (which is advisable) we have access to a policy which will cover 3 tiers of cover-

1- FLEA
2- FLEA + extended cover such as flood etc.
3- Full cover as you would normally expect under a 'standard' policy.

It is underwritten @ Lloyds. If after the six months the property is to be let - subsidence cover can be included - if the plan is to sell -subsidence cover is excluded.

If you have current Homeowners you may be able to get an endorsement to cover Vacancy. It isn't cheap.

if this doesn't fly ..then Excess markets have 6 month policies

Is your house currently insured? If so almost every insurer out there will issue a vacancy permit. Whether they will issue on for that period of time will depend on why the house will be unoccupied for so long, the condition the house and even possibly the area the house is in (low end neighborhood may result in vagrants breaking in and living in a vacant building). So speak with your broker/agent and see what they can do. Keep in mind coverage is limited while the house is vacant. It will cost you an additional premium for every month the house is vacant, but it is better than having to insure in the non-standard market.
If the house is currently uninsured, then you will have to seek insurance with a non-standard market, as no standard market insurer will insure house that is currently vacant and will be remaining vacant for that long as new business. This will be very costly, but I cannot see any other option. There are many brokers who deal with the non-standard market, so phone around to a few brokerages and see who can provide the best rate.

Nationwide Insurance co. has good programs for home owners. I have had them as my ins. co. for the past twenty years. They have helped me in many situations. Try them, I think you will find them to be very helpful.
