You are not required to purchase Flood Insurance if you are not in a Special Flood Hazard Area (SFHA). First you should determine positively whether or not you are in a SFHA. Call your insurance agent and h ave them double-check your address to see if the most flood maps show you as in the SFHA or not.

If you are in a SFHA and you have a mortgage, you will be required to carry it. But those policies often have an Inflation Guard that increases the amount of coverage every year. You may be able to get that rolled back, as you should not insure the house for more than the cost to rebuild it, and you don't insure the land. You insurance agent should review your policy with you and make recommendations.

If you determine that you are not in a SFHA you need to contact your mortgage company and let them know. If they do not have a computer program that has the most recent flood zones they may still show you in a SFHA. In that case your insurance agent should be able to provide you with a flood zone determination form showing your new zone at no cost, or there are places online that provide them for a small fee.

Really, the best thing to do is call your insurance agent and have them help you through this process. If they are not cooperative, or don't seem to know how to help you, ask for the supervisor or call another agency.

Because you have a mortgage on your house, AND, flood claims nationwide are on the rise.

Flood rates are set by FEMA. You can only by flood insurance, through National Flood Insurance Plan, because they spread the costs of the floods, through rates, throughout the whole United States.

Flood insurance is a special type of insurance. I only say that because not all agents or staff know the rules. So, call your agent and ask if your in a flood zone or call the national flood association. They have a website but I can not remember what it is.

Home insurance covers lots of different things. I'm not familiar with all the fine print of my home policy, but my homeowners insurance agent is always a phone call away. Try calling your agent or a agent in your town. http://www.easyhomeinsuranceguide.com They will be able to assist you.

If your house is only NEAR a special hazard flood zone, and NO part of the house or any other structure is IN the special hazard flood zone, you should qualify for the Preferred rate which is less than $400 per year for $250,000 dwelling & $100,000 contents coverage. The rates for the preferred rate have really not increased unless you have increased your dwelling and/or contents limit.
Your mortgagee should not require the flood insurance if you are only NEAR the flood zone. If you can prove to them your are in zones B, C or X, they should drop the requirement. I have had a bank drop the requirement because I was able to prove this for one of my insureds showing them the flood map & showing where the house sat and also the flood determination that I did through NFIP.
If you are near a flood zone, it is still in your best interest to have the flood insurance. Floods do not stay within man-made lines. At least 1/3 of all reported floods happen outside special hazard flood zones.
If part of your house or another structure is within a special hazard flood zone, you may wish to get an elevation certificate. One of my insureds got one and it saved her over $800 per year (her premium went from about $1200 per year to just over $350 per year (with a HIGHER dwelling limit) & she was in a special hazard flood zone.
