Will homeowners insurance cover damage to my attic caused by snow?
So much snow piled up on my roof that several of the 2"x6" beams that run diagonally vertical toward the apex cracked. The weight of the snow apparently was too much. I'm concerned that now that about 6 have cracked, more weight is being carried by the ones that have not cracked (yet) and that I could end up with substantial damage to the roof and/or attic.

My question (finally) is...is that damage covered by my homeowners insurance? What should I check for on my policy to find out? My agent is on holiday vacation and won't be back in his office for another two weeks.

Thank you very much for taking a minute!

This may depend on the insurance company as to whether or not it is covered. Weight of ice and snow causing damage is normally covered. However, if they don't see the damage as a necessary repair it won't be. You should talk to an agent or claims representative to find out for sure.

If you do not get the cracks repaired and more damage happens as a result of the cracks, it will not be covered by your policy. This would be because you did not do your due diligence in getting the repairs done that needed to be done. The same would be true of a rotting tree that falls on a house in a storm. It wouldn't be covered if the tree should have been removed prior to the loss.

If your agent is on holiday, he/she should have another number for you to contact for claims. If he/she does not, then I would suggest finding an agent who does. If your agent is an agent of a larger company, then I would contact the company claims department and ask them. They may want to have an adjuster come and take a look at the damage and see what sort of repairs you'll be looking at.

An adjuster will be very knowledgable in damage and repairs and can give you a lot of information!

Weight of ice and snow is a covered peril, on the standard homeowners policy.

But, you need to do SOMETHING to mitigate the loss - you can't just let the snow sit up there and continue to damage the house - you have to MINIMIZE the damage, by getting that snow and ice off the roof.

Yes it will be covered-but have someone come out and remove the snow/ice NOW. Have it done and save the receipt-it will be reimbursed as your preventing further damage. Its VERY obvious if its new damage or old. If there is any question regarding if its old damage or possibly an ongoing issue..the adjuster will be able to tell right away.

It will depend from your policy.
You can easily compare different policies in internet, for example here - home.bebto.com

Call the 24 hour claim number now and report the potential loss.

Ask them if they will help to pay for any actions to mitigate the loss from getting bigger. It may not be practical or safe for you to remove the snow and trades may be needed to take care of it.

It should. Your insurer should have a claims procedure or number to call to get the process started. You shouldn't have to wait on an insurance agent.

I was an adjustor for twenty years, in a northern climate, and I almost never saw so much snow that it caused 2 x 6 rafters in a residential roof structure to crack.
Expect your adjuster to question the cause of loss!

Yes, Weight of Ice & Snow, is covered under homeowner's insurance. You don't have to call your agent, call the 800 number to report a claim.
