Life insurance pays whoever you want it to, if you die. Morgtage insurance only pays the mortgage company.
Mortgage insurance costs more.
And even though the cost stays the same, the amount mortgage insurance pays out, goes down, as you pay off your mortgage. |

Life Insurance is protection for your beneficiary in case of your death. Mortgage insurance will pay off the value of your home loan (first mortgage) in case of death. Depending on the mortgage insurance policy terms it may also pay in the event you become disabled and are unable to work.
You should consider the price of obtaining an additional life insurance policy to cover your mortgage over the cost of getting mortgage insurance. A life insurance policy may be cheaper than paying for a mortgage insurance policy that will expire in 15 to 30 years.

Mortgage insurance ONLY pays off the mortgage (so therefore the amount of coverage decreases over time). Life insurance will pay the full face value in cash. SO, if the beneficiary decides that it's in his/her best interest to pay off the mortgage they could do so. OR, if they prefer to keep the mortgage to keep the interest deduction for tax purposes they could decide to invest the money and draw an income from it.
The life insurance is more flexible and not tied to the mortgage and the better choice 99 times out of 100. |
