A friend has came to me stating that they have an offer to invest $1000 in a real estate investment. The person is claiming the return will be 25% in one month with no risk.
To me this seems unbelievable, but told her I would ask on here for her. |

No real investments are risk free. $1000 doesn't buy a curb, so I would think that the offer is a small time scam or bait to a bigger scam. (They will pay and then offer another investment for serious money, which is the scam) |

Every investment, is a risk!!! If some body will offer you 10% return a year, it's more realistic. than 25% per month, whay this people do not take money from the bank, where thay will have to pay 2% or less per month and keep the rest. Realestate today do not bring such a big return, and never did more than 1% per month. So, if your freand want to do donation tell tham better go some ware alse. Good Luck! |

I appreciate the answers you got so far, but I'm never quick to make a judgement. The information in your question is so little that no one educated in real estate could make a decision based upon the info you gave. I'm not saying you didn't ask the right thing, it's a great question.
Not many people think "outside the box," so many people actually loose out on great opportunities. Some people think anything more than a 8-12% return on their money a year is a scam or too good to be true. But that's wrong.
My investors in my investment company average 20-80% returns a year.
So the best advice I can give you is really look into it more. I'd be glad to check it out for you because if it is legit, than I have a lot of investors that would be interested.

An investment with a return that high will probably have a high amount of risk. Risk and return are conjoint twins; where one goes, so does the other. One of the easiest ways to determine if an investment opportunity is a scam is if the person promises a high return without any risk. This scam is as old as human history itself. |

Although 25% return for money with very little strings attached (no appraisal requirements, no underwriting, no oversight, no points, etc) is not uncommon in RE investing, the principal amount of $1000 is hard to reconcile. Most posters here are correct, $1000 buys almost nothing in an RE transaction. If they were asking $10,000 with 25% return it would actually seem more viable.
If you feel compelled to do this, ask to have a $1250 deed of trust attached to the property, that way it cannot be sold without paying you off. (However if the property is foreclosed, you will likely lose it all). Also, ask to see the numbers on the property, how they are going to make their money, the difference between the after repaired cost basis and the fair market value.
To answer the doubters out there, the reason why there are people willing to pay 25% return is that the number of hoops to be jumped through with private money is much less and since the money is only collaterallized and underwritten on the value of the property, there is no credit check generally. The key to mitigate the risk is to get yourself and the repayment of the money lent attached to the title, and keep tabs on the property progress. The worst case scenario is that the person is completely incapable of running the deal and loses the house to the bank or other larger investors....do your homework!! |
