Yes, I am selling my home to a couple who need to finance their closing costs in the mortage. Keep in mind that the house must appraise for the total cost of the mortage- sale price plus closing costs, thats where my deal ran into a bit of trouble. The house appraised for a bit of above the sale price but not enough to cover the closing costs.

It will add to the amount of your loan but it can be worked into it. Or better yet ask the seller to pay all or part of the closing costs sometimes they will do that. This is something that could potentially save you thousands of dollars.
