Does anyone know how slowing down the housing market affects an apartment's value?
As more people lose their houses, due to the current credit crunch and move into apartments, how does that affect an apartments value. Basically, does that mean an apartment buildings value will go up?

Lots of advice.
Here's the story. Someone has a house...they can't afford to live in it any more...they either get kicked out or they move out.

What is the result? Well, you have a house that is now for sale or for rent by the bank. They want a return on their investment. They offer it for sale or for rent.

So, in a slow or slowing housing market, you end up with more property for sale and/or rent on the market.

It is economics 101. Higher supply coupled with unchanged demand equals falling prices.

In a slow or slowing housing market, you will see sale prices fall and you will see rental prices fall.

An apartment building is effecting by the housing market just like any other piece of property. It doesn't really matter that it housing more people. As most properties, whether it's single-family; or multi-family (hense, an apartment complex) they'll be effected in a very similar way.

The appraised value of the apartment doesn't change that much. What changes is the Capitalization rate. The capitalization rate is a ratio of net rents from the property to the market value of the property. The Cap rate is used to judge value for investment purposes.

So if you have an apartment building with net rents (rent minus expenses ecept mortgage) of $25,000 and a market value of $250,000, you have a cap rate of 10%. A great return.

However, the cap rate and the market value work like a teeter totter. When the cap rate is high the sales price of a property is typically lower than usual. If the sales price of the property is increased the cap rate will fall.

Basically what happens is apartment owners will be able to sell their apartments for more $ and justify it if they can charge higher rents.

One thing is sure, the vacancies will disappear. That would make the rents go up. Higher income makes the property worth more. Makes sense.

Demand for apartments go up. So if supply of rental housing stays constant that should mean the value of apartments should go up.

Well Ben Bernanke cut the Fed Funds rate by 50 basis points and will likely cut again possibly more than once this year. This means that people will not be loosing their houses.
