I would refinance if the interest was reasonable. But that's not me. It also depends on the current value of the properly.

But really none of the above. Depends on if the "project" was of a way of increasing income. If it was to ....... remodel my kitchen....no way.

I would first try to negotiate the interest rate on the loan down a little, then look for the cheapest possible mortgage; it might be cheaper to take the whole sum...project money and loan repayment, in the from of a mortgage but i would certainly take out a mortgage for the extra money needed. I know that house prices are still falling and that this is a worry, but the fact is that property always rises in the long term and over any given five year period , certainly over any ten year period, it will rise. If you sell not it may be months before you find a buyer in the current nervous market, and you may end up accepting less than you should simply to get things moving. The rental market may be over serviced right now but with some seventy thousand repossessions predicted for next year there ae going to be a large number of new tenants out there looking for something to rent !
