Fireblazer is really incorrect and you will go to jail; for assault if you and your cousin do anything. Start the eviction process and you can have the tenant out in 3 months or sooner. If the utilities are in your name, you cna have them turned off. IF not you will have to just go through the process. Your local Renters association or county clerk can help you with the procedures. good luck |

You can take them to court for that. DO NOT use violence or force of any kind, because then they can sue you for it. Sometimes, even the threat of going to court will make him start paying. |

Find your state, print out the eviction process, and give it to your dad. Beating this guy up isn't going to make things easier for your dad.
Generally, your dad has to send a certified letter saying that if all that back rent isn't paid to him by a certain date, they will be evicted. If he doesn't give them a chance to pay the debt, and just tries to kick them out or sends them an eviction letter, he can lose whatever chance he had of recouping the money in court later on. Follow the rules on this one. |

Why has he let it go this long? You have to take the tenant to court to do an eviction on him. This is the only way or he will live there rent free forever. |

Have him write the tenant a letter stating the amount he owes and set a date before he has to pay. Also state that if he doesn't he will take him to small claims court and have him removed from the property, if he doesn't pay up. |
