I had that opportunity with a million dollars, I payed off all bills which took me down to about 900k, and I invested in the stock market about 800k, now i made back my million :)

$35,000 - pay off credit cards.
$30,000 - big emergency fund.
$40,000 - stocks
$145,000 - new house.

1. Pay off all debt including car insurance for the year
2. Buy a sweet @ss car for myself
3. Buy a sweet @ss truck for husband
4. Buy lots and lots of new clothes for us and our baby
5. Spoil baby with lots of toys
6. Bank at least $75,000
7. Start college savings account for baby
8. Put the remainder on the house
9. Have no debt except remainder of mortgage and utilities

Personally I would buy a house for a little under that amount. Not having a mortgage or rent payment would free up plenty of extra money to invest a little at a time all over the place, save for retirement, take vacations, save for a rainy day etc . . . .not to mention if I ever lost my job, I wouldn't have to worry about losing my house.

I would pay off my house ( it would be wonderful to be mortgage free....I can't wait! ) then I would use the balance to buy ( or at least put a down payment on ) a rental property. Real estate is always a fairly safe investment. If you hold onto it long enough it will appreciate eventually even if the market's not great right now and the rental income will help pay off it's own mortgage....just gotta be careful of bad tenants.
