Well I would start buy looking at my current financial house. Any revolving debts and any fixed debts with high balances ($5,000 +) I would pay off first. Then I would put 12 months of living expenses into an money market account that has a high yield for the past 10 years, not anything less than 5 years. Finally I would invest the rest into an Roth IRA inside of the American Funds family, 4 funds - Growth Fund of America lifetime return 15.22% , gross expense ratio .65, Inception date 12/1/73 ICA Fund 12.82%, gross expense ratio ..57, Inception date 1/1/34 Washington Mutual investors Fund 12.69%, gross expense ratio .60, Inception date 7/31/52 New Perspective Fund 13.7%, gross expense ratio .75 Inception date 3/13/73 |

first you have to decide what your objectives are. Is this to buy a house, a car or for retirement? Anyway, if you are truly investing for the long term (10 years plus), then I would dollar cost average it into about 4 or 5 mutual funds.
I would put it into an international fund, growth, growth & income and aggressive growth funds OR to simplify, put it into a targeted retirement fund for the appropriate year.
This is a large enough amount to buy individual stocks as well but I don't recommend doing that unless you want to spend the time to research and track the performance of your portfolio. Something that a lot of folks think is interesting but when they get into it, they find that its not really for them. |

Invest in real estate - buy commercial property or loan the money (with all the legal work necessary) to someone that needs down payment on investment property. Check them out thoroughly and have documents made up so you become owner if they default. You would charge them at least 1 point above prime. Length of loan 20 to 25 years - gives you a great "retirement" fund. Monthly payments deposited into an account set up for the returns and then invested in top paying CD's - minimum amount to open $10,000. |

I would buy rentals. I have a job and good credit and would qualify for a slew of mortgages. If you do to try this:
If you put 25% down you get a great deal on your interest rates and are likely to be cash flow positive. This would give you approximately $1.2 million in property, which would be about 9 good rental houses in my area. The income would be between $800 and $900 each or nearly $8000 a month. The payments (including taxes and insurance) would be $7000 a month. Some of which would be for vacancy and maintenance. You could pay a management company and break even if you wanted to be hands off.
In 5 years you would have houses that went from $1.2 million to about $1.5 million. You would owe about $825,000 of the original $900,000 you borrowed, or a net gain of $675,000 in 5 years. Also your rents will have gone up making you cash flow positive even with a management company.
The picture just gets better as more time passes assuming one thing... Than you keep up on the maintenance.
30 years down the road you have houses worth $5.4 million which are fully paid off, Rents of $32,000 per month and nothing to do but make sure those houses (which you will affectionately refer to as cash cows) are maintained.
Alternatively, you could decide how much income you want per month and buy fewer houses. Then you could get 15 year fixed mortgages and the income phase would hit 15 years sooner.
6 houses, $133k each, $83k borrowed each. This would give about $5200 a month income, which is about break even after 15 year fixed payments of $5025 (piti).
But in 15 years you have houses going from $800k to $1.7 million and monthly payments of $10,500 with no more payments.
You cant hold a candle to real estate with the stock market and those numbers are why. They are real numbers for my area right down to the interest rates I used.

First, I would fully fund a low cost Roth IRA. Then, I would put some in an HSBC account and ING account. Then, I would look to long term bonds. Then I would buy a handful of stock mutual funds and A REIT. I would put the rest in a money market mutual fund. |
