of course its the best time, you could always get hard money loans that are out there. But, just remember just because the house sold at one time for 400k does not mean the house is worth that. The goverment allowed these companies to over inflate the market with made up prices so people would have money to spend, so that way there would be more tax money and finance in the usa while the war was going on. While the war is wrapping up now, now, people are busting out there pockets with higher rates and lower wages. Isnt it funny how everything seemed to work out towards the end of Bush's term. Market went down, gas finally starts going down towards elections, war is now diminishing near elections.
Anyway point is eventually all these houses that were 400k, No one will pay that again because no one that makes 40k a year for a family of 3 or 4 can afford a payment of 2500 a month mortgage. So if you buy, buy very cheap around 90-130k where the common folk can afford 900 a month.
Because till the government raises minimum wage to 15 an hour no one will be able to ever afford a normal home, |

It is a perfect time if you are buying for Primary residence, in other words if the house you are buying is for you to live on yes is a perfect time, the houses prices ar as low as it can get right now.
If you are planing to buy a second home to INVEST, BE CAREFULLY, you can louse BIG TIME, and BIG BOCKS, the only way out there that you can take advantage of and still make some money is to by a foreclosure, or a house that was taken by the bank, when someone louses a house and the back takes it back most of the time the back is willing to give you a brake because the bank don't want the house they want their money, and they don't say it but they want a buyer A S A P when they have a house on their safe instead of money, so that is it, Investment=Be caerfull, Primery recidence= Exelent choise. |

No its not smart when you see property values have fallen near 27% nationwide in 18 months time and they are still falling. You won't get a steal on any property right now. Over 50 Banks are failing, the largest banks who guaranteed these loans are failing. Lets see, prices are still falling so you pay 250 K for a hours today that will be worth 225 in 3 months, hmmmm you just tossed 25,K in the toilet. No it is not smart. Besides this, what bank will you choose for a loan? Interest rates will climb over the next few days, watch and see. The interest rate the Feds sold to bail out Lehman bros the 85 billion was 11.5% how much do you think you will be paying on a new home loan? Wait a few months for the dust to settle and prices to go up. We haven't seen bottom yet. 2 million foreclosures, and counting, in California alone 38 each day, so, wait. |

It is a great time to buy if you have great credit and can really, truly, honestly afford to buy a house including a fall back position in case you lose your job (for example, actual money saved for just in case.)
It does not make sense to buy real estate if the loan is a stupid loan or the property is not a sensible one. Don't buy anyone's McMansion or white elephant, but if you are a first time buyer there are great modestly priced entry level houses to be gotten rather affordably, and if you are looking to trade up and already have a buyer for your other real estate (or plan to rent it to a reliable tenant) then this is a good time to trade up.
In this market, I would advise you strongly to get a consultant who is familiar with real estate investing on board to help you. Normally buying a house can be very straightforward if you pick a sensible loan, a nice property in a decent area, etc. In the current economy, however, there are all kinds of pitfalls and all kind of strategies you can use to your advantage if only you know what they happen to be. This isn't a good time to go it alone...and this from a gal who bought her house without an agent from people who didn't use an agent...just two good lawyers and an amazing home inspector.
Speaking of inspectors, DO NOT buy a house in this market (or, really, any market) without a home inspection. A lot of foreclosures have been stripped of fixtures. Some of those fixtures you can see, like a missing fridge or oven, but some of them you cannot see, like wiring. Copper wiring is good for some cash so people giving up their homes have been yanking it out for a little cash. Beware and make sure you get a home inspected by the very best home inspector you can find. Angie's list is a good place to find a home inspector.
