EM-water2 | Is it wise to purchase a home now , with prices so low? Or Not? |

A BIG yes.
Buy when prices are at their lowest, not highest. |

Sure it is. You want a good deal don't you?
Now, I would only do so if I were planning to stay in the home for 5 years or longer. |

Yes, it's definitely a buyers market. A house is still the American dream and with prices so low it is an excellent time to buy. Many houses that have been on the market for several months, have been reduced in price dramatically. And there are always foreclosures. Buying a house is the best investment you can make. |

Feels like a strong buyers market, be prepared to hold a couple years. Seems wise when price is less or close to cost. If a builder cannot replace it for the same cost as what you buy it then go for it. Seems like the bottom when raw land slides as much as it has lately. Interest rates are good, and you won't buy something you cannot afford cause they won't let you. I say buy more than one if you can. Create a system where you judge all the attributes, there may be diamonds in the rough. |

I'd wait, in some places the average price of a house is down 33% in total value. Now I am saying this, because of what experts are saying for people to do, 4 months ago some experts were saying that now is the time to purchase a house because rates are low and a bottom is in sight. Months later they are still saying the same thing.
A friend of mine regretted buying his house 3 months ago because he was advised that we've reached the bottom. Whereas now the value of his house has gone down another 8%.
Trust me, the feds will keep rates low for the next 4-6 months at least, and even though mortgage rates are not directly influenced by the Fed rates they are indirectly affected. House prices in the near future will keep going down. And I suspect in LA county prices could drop to 50% of it highest value by the middle of next year. So I would advise you to wait another 4 months before you buy a house. |

The number one rule of investing, and real estate is an asset class is to buy low . .and sell high. Right now prices are low in many areas, and with added liquidity coming to the mortgage markets, along with low rates right now, you are in a good time to buy. |

sure. basic capitalism. buy low sell high. |

yes, its a good market for first time buyers or someone whos getting a second house anyway. if you are planning a move it will be less worth it because the prices of the other houses are low, but you will get an equally low price when selling your house. if you are a first time buyer then theres no down side, just cheap houses. |
