Bas UK 2006 | Is this company bonafide and what they are offering is legitimate? |
I came across these property developers as I am looking to invest my money, however from your opinion do you think that it is a worthy company to do business with? In essence you put down a stake per option worth around £25000 and after the development has been completed you are guaranteed a 70% yield with your £25k deposit. Obviously you have the option to buy the full property which was offered to you below the market price making you a substantial profit.

They have been going for 15 years and seen there nice brochures.

Rule of thumb - if it seems too good to be true, then it probably is.
Look at it straight - 70% Yield???? Website you have given not being accepted. Anyone can rent an office in a fancy building, some are just frontages where they receive all your mail and field calls for a fee and then allow you to rent offices by the hour.
You say they have been going 15 years. Can you prove this or is it just their word.
My view is don't invest, unless you prepared to lose the lot!!!! |

I would be very cautious.
If you do a Companies House check or credit check it will only tell you the situation as of now (or more accurately a some time ago). It will give you no indication of what position the company will be in in a few weeks or months.
If it sounds too good to be true then it probably is! |

Sorry tried to get into the wed site but could not. Go and see then and ask as many questions as you can and if you still feel bought then don't do it. Only you can really beside at the end of the day if you are going to trust them or not? |

Check out if they are bonafide by going on to the Companies House website to check they are a registered company.
You can pay to have a credit check done on them, - a good place to start for this is with Dun & Bradstreet, not too dear and v. accurate.
Anyone can produce nice brochures using desktop publishing!
Avoid 'Inside Track' property investors - the staff all earn huge bonuses and their suppliers have to fight to get paid. So not a nice company to deal with! |

It is possible, but I would advise that if you are not 100% certain, don't bother. Only the greedy get duped - All scams are played on the greed of others. You could however insure your investment, the premium might be high, but a lot less than the 70% potential yield. |

This is what happens in Moscow, Russia.
You put up your hard earned money expecting not a 70% return but just the flat you are referred to as an investor. 12 months later the company goes bust and declares bankruptcy the land is sold to recoup debts, the building on the land is worthless because it is only part finished. As an investor you might get a very small % of your money back but probably not. The new owners of the land decide to finish building the apartment block and sell off the apartments again before the building is finished and you haven't got a leg to stand on. This happens every week in Moscow, but it might not happen where your from. |
