Mortgage help please 10 points best answer?
me and my partner are thinking of getting a mortgage but we don't have a deposit to put down and we don't have excellent credit history. i was wondering if there is such thing as a 100% mortgage and if they are easy to get and what checks are done etc please help 10 points best answer by the way i am in the uk

100% mortgages are still available through not many, with house prices falling and widely expected to fall until 2009 it is a big risk for the mortgage provider. The other thing to be aware of is that the bigger the deposit you have the lower the interest rates that you can get. Therefore 100% mortgages would be the most expensive.

There are a couple of things that you can do to get a deposit

1. Save
2. Borrow of friends or family (if you are lucky enough to them with the money)
3. Buy a new build house as the deposit will be negotiable.
4. If it is not a new build you can still negotiate with the seller to pay your deposit. They may agree to do this if they want to sell the house and there isnt a lot of interest in it.

In terms of credit checks each lender has its own policy for checking which they dont share with the public - my advice would be get an experian report and make sure that it is correct. If you have has CCJ's and have paid them off make sure that they this is reflected on it. The most important thing is to make sure that neither of you miss any payments on loans or credit cards etc for at least 3 months before applying for a mortgage.

I do not think they do 100% mortgages anymore with the economy as it is.
It has become very hard for anyone to get a mortgage recently, they do a credit check through experian so if your credit is bad it will put a black mark against you.
My best advice is to get extra work if you can and save up over the next few months for a deposit house prices have dropped loads and you will need 5% so for a house which is 75000 you would need £3750 deposit.
Also if you have struggled with finances in the past you need to make sure that you could have 3 months mortgage in the bank, to ensure you do not have your house repossessed, if you are currently in debt the advice is to get out of debt before you get a mortgage.
Good luck, but always make sure that you can cover yourself if you do go for a mortgage.

you could get 100% loan if you had perfect credit but you don't so if you could wait until you come up with a good down payment you would have a chance but with today's economy it would hard to get 100% mortgage

yes alot of Bank do use a 100% mortgage offer, but im not sure about the way the housing market is at the moment if they still offer it. im from ireland and over here it is still possible. try your banks home page, it might have some information.
if they don't do it any more, u will need a deposit and that is normally 8-10%,good luck to ye both

Save your money, wait a few years.
As your savings increase, house prices will be falling.
