I'm 20 years old and I'm looking for sources of information for buying real estate properties and renting them out. I've read many books and purchased many programs on the subject, but am looking for the complete deal. With subjects such as insurance, property management companies, loans, etc... I need a really technical resource with not a lot of fluff. The real meat and potatoes of the business. Thanks for the help. |

Before you invest go to DaveRamsey.com and search for Real Estate investment.
-Do you have an emergency fund with 3-6 month expenses?
-Have you paid off all your debt?
-Are you investing 15% in retirement?
After you have done all these things than I guess you can start building wealth and invest in real estate. |

HI Ben, my name is Tammy and I've been thru the enlightened wealth institute program and have been very successful at it.
i see your age and that you have already read lots of books on the topic - wisdom loves youth and positive attitude..
I'd suggest before spending any more money on a course/etc. that you go to your local real estate investing club (hope there is one in your area) and find a FREE mentor - approach an older person who is very successful at real estate investing in your town and offer to take him/her out for lunch - explain your goals and desire to learn more - everyone has an ego - stroke it -and I bet someone will become your mentor....
I've paid for mentors and i've received incredible 'local' advise from older, wiser mentors who were FREE and connected me to local brokers, property mgt. co's etxc. and they don't have a hidden agenda like a realtor would.... |

Why do you want to invest in Real Estate? It may sound like a stupid question, but the reason I ask is because I "thought" I wanted to invest in real estate too. I did it for 8 months before I realized, all I want to do is make money. Then I found a better way to do that.

Simply put, you will need to go to a college and buy 5-10 books that cover real estate that are required for the curriculum. these books will end up being rather expensive but they are the real thing. also, you will need to get some business education as well as resources on how to fix minor things like plumbing, lighting, heating/ air conditioning, and so on. |

There are a lot of books and resources out there and none of them will be complete. I am an active investor and I started out the same way way that you did. It wasn't until I began joining groups that I found what I needed to fill in the gaps. You need to find a mentor who is doing what you want to be doing and who is successful at it. The problem with books is that they are not specific to your location and by the time they are printed some things may have changed. Depending on where you are located I can assist you in finding a local investor to help you out. |
