if you don't want headache managing your tenant but still want to take control of your own financial investment, try invest in stock market. i didn't mean trading stock, but truly invest in businesses behind the stock.

Warren Buffet just did just this, search for quality stock with superb business foundation and hold them as long as its fundamental make no change.

Just stick it into an Exchange traded fund that follows the market-- iShares (IVV) or SPDR (SPY) are a couple of S&P 500 funds with low costs. With one trade you're heavily diversified and won't need to worry about researching individual stocks.

If you want something even safer consider picking up a few Berkshire Hathaway B shares (BRK.B)

investigate some mutual funds - spread money over 4 diff funds of differing types like growth, value and choose no load funds like T.Rowe Price. I've been doing good with some of their funds for a couple of yrs now, plus Dodge & Cox stock fund

Vanguard (and other firms) have fund-of-funds which will invest your money in other underlying funds. You get diversification with just one fund because they hold all the major asset classes. Moreover, there are different funds with different risk levels, depending on their stock-to-bond ratios.

Here are two funds that are moderately agressive. They hold a decend amount of bonds, while still giving you a moderate amount of stock exposure. They are designed for people who have a time horizon of at least 8 years or longer. If you time horizon is shorter, you may want to stick with just a bond fund.

Just don't start a business with a friend, they will stab you in the back. Go traditional. Put in something safe. A CD is a hell of a lot safer than a lawyer, an ulcer, and a ruined friendship.

Real Estate for sure. You might want to find out how much you can borrow from your local bank, if the bank can finance up to 90%, it means that your 20k can buy you a decent 200k property. The rest of the instalment will be financed by monthly rental. If the loan term is 10 years, and the rental income has been steady, you owned the investment property by paying only the 1st 10%. Assuming you stretch the loan term to 20years, the monthly excess of rental income (deducting mthly instalment) can give you little extra to spend.
