I have some ocean front property in Arizona, I'll let you have cheap, LOL.
Good luck in your investments

Hello as far as what state is cheap, I would say New Mexico or southern Colorado as those two areas have potential for good growth in the coming years as far as a raw land loan , if your credit is exceptional and your income is sufficient, then you should have no problem. Personally if you have not invested in RE in the past, Find an investment club that you could join and learn from them before you go on your own. With investment clubs groups of people pool their funds for a common goal and the risk is minimal as their is normally at least one member who knows what he/she is doing I can help more just write me at bankerbobretired@yahoo.com till then Have a good day

Sandy, I don't know if its hard to qualify for a land loan but I do know that you can get some great land deals in Texas. Now before you start thinking that Texas is like all of the John Wayne movies you have ever seen know this: Texas is different geographically no matter which way you go. There are plains, desert, forests, hills, mountains lakes rivers. Not all of Texas is hot 24/7 And regardless of the bozo in Crawford there are some really great people here. People from California are tripping over themselves to get her. 4 years ago i bought a 2700 sq. ft house on a lake with 3 acres of land outside if Austin for 230 grand. I just had it appraised for 300 grand. pretty good profit!

I would have to say louisiana there land is very cheap. I'm planing on moving to Louisiana

Hi Sandy
I know little about investing in property, but I'd have to say---probably my home state of Michigan. With the dismal economy, people are fleeing the state in droves, and home and land owners are practically giving their properties away. So you may want to check it out, and good luck!

Freethinker
Depends on how cheap you are talking, but you can probably find some land here in the northern Kentucky area for a reasonable price that will explode in the next 10-20 years. Basically, anywhere that is in a rural area, but somewhat close to the suburbs...because you know that eventually they will continue to expand out and develop new areas.

The cheapest land i have seen so far is Michagin but it doesnt gain much value thoe. the only state's that i know of that gain value fast and good are california and ny. another one you should look in too is las vagas and arizona
