Profits are more in property as there is no bear..
but liquidation take time! that is disadvantage for property.
You one is doing for hiers -it should be property
One is doing business or for living it is stocks |

Property will appreciate in the long run. Well shares are not constant , thye can fall also and gain much more also. It only depends on which ones you picked up. But proerty will appreciate in all cases. So properly is a much wiser decesion. |

Equities can give u profit over long term provided that u enter in a right time. But for a real long time perspective - like 5 -6 years, u don't have to bother about the time of entry. |

the two are not comparable. there are no standardized units of property. the property profitability differs from place to place and any two properties are not alike. moreover, one cannot invest regularly small amounts in property. investment in equity is true investment and it gives high returns as historically proved, small amounts can be regularly invested and can be disinvested as required from time to time. Like stock exchange we donot have property exchange, where one may deal in property regularly. |

Far and away Stocks. On an absolute basis the returns are best over any rolling 10 year period in the last century (and you asked for long term)
On a relaitve basis they are not even in the same ball park. Stocks are way more tax efficient, liquid and easy to manage.
Anyone who says anything other than stocks is letting their personal biases and experiences speak for them. although they mean well, the numbers don't lie.
Check out the article "Why the Kennedys aren't the Rockefellers" Its about this very argument. |

It all depends which property you choose or which share you choose and other conditions like economy growth and such stuff.
However, If you choose wisely, Its always better to divide your money in portfolio, Say 50% in Property and 50 % in Shares. In such case you will have liquidity and also appreciation benefits. |
