Here are some simple measures that can improve the value of your house -
1. Make only renovations that count like bathrooms and kitchens. For instance, bathrooms have become a popular remodeling choice, and for good reason-- they have the highest rate of return of any home addition or home remodel.
2. Improve what you can't renovate - If you can't afford to renovate, update and refresh key rooms instead. Replacing an old countertop, repainting cupboards and walls, and installing new door pulls and lighting make big improvements to your kitchen for a very modest price.
3. Maintain where you can - clean up the house.
4. Don't overimprove - If your house is improved beyond the scope of all the neighborhood homes that surrounds it, it is likely that the value of your home won't be realized when it comes time to sell. Do it wisely.
5. Do your home value homework - Many sites give you the value of your home, check them out.

Clean, paint, organize so there's not clutter when potential buyers come to look. Spruce up the outside a little, it's the first thing people see.

Clean the yard up and keep it mowed, trimmed and very neat. Get rid of any yard clutter such as brush piles, old tires, etc., etc., etc.

Paint the trim if needed. Even the slightest flaking of older paint will make people start talking you down in your price.

Maybe a good suggestion is to reflect on what you'd expect to see if you were looking to purchase your house.

If you're planning on remodeling anything, put the money into the kitchen and bathroom.

If you're painting stay with semi neutral colors. It's OK to do a focus wall in a bright color like a brick red, but not an entire room. We painted our living room sage green with a sponged focus wall about a year ago. We've gotten sooo many compliments on it.

Just spruce things up, get rid of the clutter. If you're showing the house, make sure it's been aired out. You may have gotten used to the odd smell coming from who knows where, but someone walking into the house for the first time will notice it.

fresh paint in light colours, less but essential furniture, oil to any squeaky noisy doors or windows, nice and clean front lawn to back yard and most important house should smell like fresh breeze.
