A lot of people are moving out of Florida, and their property values are going down, or staying stagnant because of that fact. You would get a good deal on a property right now. Will it go up in value? I would say 'yes', because a few years without a hurricane, and people forget. Then they want to live in a nice climate.
Buy why Hollywood, Florida? The big bucks are going to be in downtown Los Angeles. Buy a condo there. Even the stars are snapping them up, because there's no where else to go out there, except up. (condo up, I mean) |

i use to live in hollywood, florida. my mom still lives there. the home next to her has been sitting empty for 3 years now. hollywood is going downhill fast..........even the beach front property is not making big money like Miami Beach. |

No, do not buy
Not to bust your bubble so to speak, but some answers suggest that because "prices have gone up in the past several years they will keep going up". This is one of the symptoms of a topped market. Buyer beware as the sellers will be happy to find a sukker to dump their property on. |

I can't say much about the market these days. But I have a friend who bought a condo on Hollywood Beach about 4 years ago. The condo brings in just a minor profit over condo fees and mortgage. He also doesn't put a full effort into renting the condo, and also spends a lot of time down there himself. If he put a little bit more effort into renting it, he would make great money.
I'm from Boston, but I spend a lot of time down there. MY only suggestion is, if you're able to market the property to tourists in some way, it is most likely a good idea. I would think that profit is less likely in a full time rental property. Most times, for a small place close to the beach tourists will pay for a week what renters would pay for a month. Hope that helps somewhat. |
