Hi.
I have got a Good Faith Estimate from lender who agreed to loan me the money. The paperwork indicates that my monthly payment is $1910 including principle, interest rate, insurance and tax. My pre-tax annual income is $95,000.
My question is: Shall I go for it? Is $1910/month too high for me? What is my debt to income ratio? Is the ratio good enough for me to apply for the loan?
I love the house a lot and I am debt free. My credit score is close to 800.

Dude i cant believe ur asking this question. I know people that make 50,000 a year and have over 2,000 payment (not including anything else) u make over 7 grand a month. . . oh of course buy the house!!! |

Do you have any savings? That would help. Also, realize that you will need to have a consistent income. Don't take the loan out if you're planning on changing jobs in the near future. You didn't tell us the price of the house, the amount of the loan, the interest rate, or the down payment, but if you can handle the down payment, you should be able to handle the payments. Is it a 15 or 30 year mortgage? If it's a 15-year, you could either switch to a 30-year or marry someone to help you make payments :) Your payment will be about 30% of your monthly income after taxes, so as long as you live a modest lifestyle, you should be alright, otherwise you may consider extending the length of the loan or buying a cheaper house. |

Your gross monthly income is $8,000, which should mean you bring home around $6,000 or more. The $1,910 is about 1/4 of your gross which is below the 32% lender like to see and since you have no other debt, that would be your debt to income ratio. Unless you have very expensive tastes, you should be able to swing this relatively easily. |
