Siale r | Can I have a mortgage? |
Dear all,
I am 27 years old and I am one of the lucky ones so far. I’m on a good job, I am earning a lot and I am saving aswell. I am completely debt free actually I never been in debt apart from my overdraft a few times. Obviously I don’t have a mortgage so far, so then my question is:
When the time comes that I need a mortgage or any other loan will I have a problem getting one? |

If you have no credit history, you don't have good or bad credit.
If you haven't got a credit card get one, and use it and pay it off for at at least six months.
If you have ever had a car loan that counts, or a store credit card, that counts, just make sure you pay it on time.
If you haven't ever had a loan of any kind, or used a credit card, its time to get one and establish a credit record they can use.
Don't go crazy and order every card in the mail, just choose one with a low interest rate and no annual fee. |

it's FREE to talk to a GOOD loan officer - go see one (in your area) Sometimes no credit can be just as bad as low or bad credit. A Good loan officer can advise you as to how to work on establishing sensible credit that will boost your FICO score so when you are ready you won't have any trouble.
And KUDOS! to you for being so financially responsible - it's VERY refreshing to see in someone your age :) Pat yourself on the back! |

Try approaching you local banks or building societies for some quotations. They will be able to advise what you could borrow and give you an indication of repayments.
However most lenders are withdrawing a lot of their products due to the credit crunch and the unstable housing market.
Make sure you do ask them if they are accessing your credit report to only get a quotation as this won't leave a mark on your credit file. If you don't ask them to do this then lenders will think you are desperate for cash if a lot of people have looked recently.
Good Luck! |

You're in a good job, debt free and saving yet you have no idea about getting a mortgage....
Are you railtarded? |

If you've never borrowed money before, I can sometimes cause problems, as nobody has a record of whether you are a trust worthy person to lend money to.
Have a look at this website: http://www.moneysavingexpert.com/banking/credit-rating-credit-score it tells you how credit scoring works.
Other sections of this site might also interest you regarding types of mortgage and loan and where to get the best deal.
(eg. http://www.moneysavingexpert.com/mortgages/ )
Additional: Assuming you have an arranged overdraft and stayed within your terms and conditions, this will not affect your rating. It may have even done you a favour if you have repaid it (but only if it was an authorised overdraft) |

All mortgage loans are not created equal. If you are looking for a loan, you have probably discovered the array of loan types and options. It can be confusing forthe first-time borrower<!--and even for those with more experience! Here, we will discuss the different types of loan options, and how they work.

First, there are two main broad categories of mortgage loans: government loans (FHA, VA, and RHS, or Rural Housing Service loans) and conventional loans (all other loans). In general, government loans have low or no down payment requirements for the purchaser-->and are easier to qualify for than conventional loans. They are also guaranteed to the lender, which allows the borrower to obtain more favorable loan terms. |

I suspect the "overdrafts" will cause you a little problem with your credit rating. |

In a word, no. Mortgage and credit companies all use a system of checking a persons credit history called Experian. If I recall Overdrafts do not show on the credit check (I may be wrong at this point). Bad credit comes from bank loans, existing mortgages unpaid, utilities bills unpaid, credit card debt. It's rare to find anybody that has not used their overdraft facility before, but I reckon, if you applied for a mortgage, you would come out squeeky clean. |

Check your FICO. (myfico.com) If it's poor below 720, then you'll be considered Alt-A. Below 650 and you might land in the subprime space. Hopefully, you have a long credit history, otherwise creditors may feel uneasy when considering your application. |
