Can someone tell me if they know anyone who can refiance a home when there is no equity in it?
I am facing in this coming May a "dramanic" increase in my interest rate and need to refiance but do not have much equity in my house because of a house equity line of credit I have out.

No - the whole point of refinancing is that it has to be against something which still has value. If the value of your home is already tied up against an existing line of credit then a refinancer will not touch it with a barge pole. You are simply digging yourself deeper and deeper into debt. Which is how the world has suddenly got itself into this mess. Everyone's borrowing but nobody is paying back.

the only way you will be able to refinance with no equity is if you have cash to put down as a down payment.

NO! no legal finance institution would qualify you for any loan that you don't have equity on the existing house. Beware of any scam. I know for a fact the government came out with some sort of solution. That you have to apply before you became default in your payment. Or within certain days of non-payment.

A lot of big co that deal with home loan is in financial problem. Like the big name of Countrywide.
Call your mortgage company and explain to them your situation and ask for their advise. Remember you are not the only one in this situation. Beware of any scam. Anything sounds too good is NOT GOOD

If you have 100% loan-to-value, you will not be able to refinance. Banks won't take this risk anymore.

check with appraiser might be worth paying 1 to find out how much equity you do have and yes you can refi without alot of equity the justification would be to get out of adjustable into a fixed rate depending on factors like credit,income etc

You need to have 20% equity in the home or be able to come up with that amount of money in hand when you re-fi.

I'd contact the lender you have now and see if they can do something for you because you already have an established relationship with them.

You can also check around at other lenders and see what they can do for you.

Nobody does that now!! Before you end up in a worse situation contact the lenders who hold your notes and see what they'll do for you...start with the home eq because their in a lower position if you default and have more to lose... they may be willing to alter the terms... if that doesn't work, then conatct your legislative reps and start complaining... but before you consider a BK - cash-out your credit cards to the max and then contact a BK attorney before they're reported late the first time

Look into Govt. assistance programs, while interest rates have dropped, lending rules have tightened.
You may be able to keep your current mortgage at your current rates, banks really do not want to foreclose.
It is unlikely you will be able to re-finance at a lower rate but try.

You can if you have had the house long enough. If you owe less 10,000 then your buying balance. An certain areas qualify for government programs for you house depending on were you live.
