I need some advice!
I want to apply for a mortgage in a few months but still have some money on my Credit Card and overdraft. I want to apply for a loan and put these on small monthly repayments for a few years. The total amount is about 1,500. My problem is that if I apply for a mortgage with this amount on Credit Cards and Overdraft I can not obtain the same mortgage amount as if I didn’t have any debt! And at the moment attempting to get a mortgage is hard anyway!
Does anyone know how you can get a loan that does not go on your Experian report? Other than trying to find a long lost rich relative :-)

Unless you have trouble paying back the loan it wont really effect your situation. In fact having loans etc can add points to your credit file and can help your score, but if you miss payments etc, that effects you history (both different things)
Either way you have the money outstanding and its up to you, for mortgages the main thing is a deposit - not deposit = not mortgage - as such you just need savings.
Another way to look at it is with mortgages they look at your income, expenditure and commitments as everyone’s different.
You will need to take you monthly wages, take away council tax, general living such as food, water, car etc and then anything else you are "fixed" in to paying, child maintance, loans repayments etc. once all that has gone the only question is with what you have left, can you pay a mortgage?? If yes then no real problem if not:- what amount of a mortgage CAN you get. look at what you pay each month to your credit card, most places take an average of about 5% of the balance each month as this is what you are committed to pay, (remember stuff like the gym membership they don’t care about as you can just stop going)
Loan or current situation which is cheaper per month?? which will give you more free income to pay a mortgage??
You might be able to consolidate your debts in to the mortgage depending on the company / your situation / deposit amount
But no deposit = not mortgage
loan commitment = can you still afford the mortgage?? |

You want to get a loan "with small monthly payments for a few years" to pay off a measly little $1500? And you want to avoid anything being on your Experian & other credit reports? And you expect to get a mortgage "in a few months"? You've gotta be nuts!
The credit card and overdraft will show up on your report for 7 years after you pay it off. The overdraft notation proves to any banker that you cannot live within your means and cannot manage your money. That is a major red flag since it quite obviously could not have been a minor error or you would have covered it immediately in full. That big an overdraft and that long a repayment period proves you must have intentionally written a large check(s) you knew you could not cover. No bank wants a customer like that, not even for a checking account!
Don't even think about trying to get a mortgage. You need to pay off that $1500 within a maximum of 3 months without any other loan. You need to stop spending -- put your credit card in the freezer until you learn how to manage your money. And you need to learn personal financial management or you and your money will part ways in a train wreck.
Since you cannot spend any money until your bills are paid up, go the public library -- there are hundreds of good books which will teach you the basics of personal financial management plus the "advanced course" on creating a lifetime of good financial planning. |

Over draft will show up no matter what you are doing.
Mortage companies look for this to see if you balance your money or tend to "over extend " yourself.
You might go to your bank and ask for a 6 month signature loan. Make the payments on time and stop over drafts. |

No you can't not have it get reported to Experian. You need to pay these things off, not spread them out over a few years! You are not ready to buy anything! If you can't afford to pay of $1500 in debt, then you can't afford to own a home either! There are many things you will need money for in owning a home and all that will do is put you further in debt! Get a second job and pay off the $1,500 it's not that much. Then save up for a downpayment, have some emergency money in the bank, then think about buying! It's people like you that bought when they really couldn't afford it, that are in such big trouble now! Don't do that to yourself! Something is ALWAYS going out or needing repair in owning a home and you have to have the money to keep your house up in order to keep it's value! |

Any and all searches will eventually show up on the Experian credit report even if you are refused,,,you therefore have only 3 choices,,borrow from a friend/family member,,but you have to pay them back anyway,,work overtime /get an extra job to pay it all off or No 3 borrow from a loan shark but I would never recommend that ,, |

no one,unless you want to face foreclourse in the future be smart don't put yourself in debt so far you will face brankruptcy not long after you get your loan. be smart pay off your debt before going for a mortgage. and always have enough in savings to make atleast two payments,do this and stay away from progressive loans get a fixed rate and you will be lucky enough to never lose your home |

They all go on what information the credit reference agencies hold about you. Your best way forward will be to meet with a mortgage adviser. Go to an independant one and not one at any bank. Up until a few months ago there were 110% mortgages availible but no more.
There are secondary lenders out there who would lend to you with a balance owing on your credit card but you may end up paying a higher interest rate than if you paid off the credit card beforehand. A mortgage adviser will be able to get you moving forward pretty quickly! |
