If you have a 60% deposit, any bank will give you a loan. you don't need much credit if you have that much to pay down.

If you really have 60 thousand dollars in hand, take that money and cash it. Take that money to the bank and speak to a loan officer. Put all of the money on the table and say " i have 60k in cash and I need 40 more for a house. I'll give the banks this as down payment. "
The market SUCKS now and if the bank sees that you are willing to put up 60 % of you own money.....I promis they will do the rest of it.
The banks only make house loans with the buyer paying a min of 20 % down. You have 60 % so I'd say let the money do the walkin AND the talkin

Bad credit sucks, so why don't you find a lender who would accept the 60 you already have and finance the 40. Even if the payments are high, it will gradually decrease and then re-finance. The best thing is that if you make all of your payments on time, your credit score rises. I don;t know how to get 40 grand but if you find out let me know.... |

but before, if you played your cards right you could easily win that in the stock market over time.

prostitution-not worth it
lottery-no chances
you could get a loan.
but you might be stuck paying high interests
start a business- takes too much time.
think of something with a high profit margin.
and a necessity not a commodity

Make an offer with the $60,000 that you have. What's the worst thing that can happen? There are homes sitting there for years and years. See if the seller will help front you the balance, lease with option, or whatever it takes. Wishing for $40,000 isn't going to make it happen so you'll have to come up with not only a Plan A but a Plan B. If it doesn't happen, it wasn't meant to be.
