You may want to reconsider your plan to sell in a year.

Usually you can't make money buying and then selling a home in less than 3-5 years. This is because of sales commissions (6% of the value of your home), moving costs, closing costs on a new place (or deposit if renting), etc.

Sometimes if housing prices are shooting up at unusually high levels for years on end, you can buy and sell in a year or two and still make a decent profit--but I don't think there's really anywhere in the US where that's the case right now, especially if you're using traditional methods of financing (mortgage) and selling/buying (real estate agent).

One option--if the rent can cover your mortgage/tax/ins payments, lease your place to one or two other people. You can buy a cheaper place to live in or even rent somewhere. That way your monthly cash flow eases, but you keep growing equity in your current property--rather than losing money on a sale.

Or get a roommate. Or work more hours. But start putting money aside. Open a Roth IRA. It's not what you make, it's what you keep that makes you rich.

$1200 a MONTH!!!!

You must be a very well-paid bartender! Your housing costs/rent/mortgage should NEVER be more than 25% of your income, if they are, you will eventually dig yourself into a deep, deep hole.

The way to wealth is to spend 20-25% of your income on housing, 15-20% on utilities, pay cash for food & clothing, invest 20% of your income, and waste anything you have left over. Move somewhere smaller!

Your on the right path. First trying to find out how to be rich is the first step. Read up on the internet on successful people and how they got rich. Read the book Rich Man, Poor Man and also The Millionaire Next Door. There are very few ways to get rich quick, and never something for nothing. Real estate is a good investment if you can do the work yourself. Stocks are also good. Read everything you can on these.
I started with $1700 about 15 years ago, and my net worth is now over $500,000. Not quick, but you can do it.
Don't borrow money unless you can make money on it. Don't buy things you can't afford. Who needs $400 shoes or purses. You will have to change your thinking, and think about being rich before you buy anything. Ask yourself if the purchase will help you to be rich or poor?
I had no doubts borrowing $300,000 to buy an apartment building. I new I could make money. But borrowing $30,000 for a car would scare me to death!!
