How much do I need?
I'm thinking about the future and was wondering about how much money I should have saved before it realistically possible to move out of my parents house. I would like to skip renting and just buy a house(most likely a fixer). Any advice would be appreciated...thanks :)

Do some research on home prices in your area. Then save 30% of what you want to spend on a home.

You will use 20% for a down payment. The other 10% will give you some leeway for things like furniture and remodeling when you move in.

In the mean time, save your money in an online savings account or CD's that will give you a decent interest rate with almost no risk.

I am a mortgage banker and personal finance advisor. Realistically you should have at least 5% of the purchase price of a home saved for a down payment, and an additional $2,000-$7,000.00 for incidentals. Eg, furnature, maintanence, emergencies. If you are going for a fixer, the more you have in savings the more your save in interest on a loan. Skipping the rent is a great idea, just remember houses cost more than the mortgage payment. You'll have homeowners insurance, PMI insurance, taxes, utilities, water, sewer, garbage, mowing, snow removal(if applicable), as well as the fix it items that come up. Take all of those in consideration when thinking of purchasing. Ask your parents what they spend a month on their housing expenses. That helps you get a real world picture of homeownership. Good Luck.

Depending on where you live, my guess would be between 100,000 and 200,000.

it depends what lifestyle you want. if you want it all, you need millions, other than that, you can do like my wife and I and live paycheck to paycheck. I think the second one is how most people do it now a days.

your going to need alot of money> but it depends what state your in!

Well if you live in California, it will take a long time unless you have a good job. On the other hand, other states homes are much cheaper compare to california. I think you should save up at least 50 thousand $ for downpayment and have a good paying job... Having a good paying job is the most important thing, when you buying a home.

It depends. If u r planning on living in a condo, and working a full paying job, I suggest at least $130,000. If not, u must save about $300,000. Plus, once u r married, all of the extra $ comes back to u!

I think 3 months of income would be a good amount. If you don't want to wait that long, then at least 2 months worth. Either way keep saving even after you move out. You never know when the house's roof will spring a leak or you will fall and break a leg (tho I hope neither of these ever happen to you!)

well you'd need a job, and then a down payment on a house is about $10,000 at the least. And if you want furniture and food and stuff and want to have a comfterable living arrangement, you might need about $25,000. I recommend getting a room mate and then you can split the down payment and you wont have to pay for all the furniture. Make sure it's a friend you get along witht though!

Afton M
at least over 135,000

Thats cool and I'm thinking your parents would like it too. First will be age you can't as far as I know enter into a contract until your 18 legally. Second will be are you going to pay cash or finance over 15 or 30 years. So there's two problems you need to deal with. But good luck.
