you'll have to prove the whole story. i hope you did a move-in written walk through inspection and took a few pictures as a prudent person would do when renting a house. otherwise, it's his money.

It should cost you about $100 to have a lawyer write him a letter and tell him that he is full of sh*t - let him know you're willing to spend as much for an attorny as he is trying to hijack you for - as a matter of PRINCIPLE - also, tell him you'll write a letter to the editor of the local newspaper and explain the situation to the general public - also, report him to the BBB and the chamber of commerce - and if you think there are any potential hazardous conditions on his property - you can report him to the state Health Dept. and the EPA. I got a landlord once (unintentionally) by reporting "bad" well water - it was in fact discovered to be "FOULED" - AND THE EPA MADE HIM CLEAN IT UP. AT HIS EXPENSE. GOOD LUCK!

You may want to consider filing a lawsuit in small claims court in your state. You do not need an attorney to represent you, and many of the cases heard in small claims are tenant-landlord disputes.

I had a situation many years ago where a landlord refused to return my security deposit and I took the matter to small claims court. I won the case, and it was such a relief to feel vindicated by the courts. The money wasn't the only issue; I felt angry and cheated. I am glad I took the time to do what I did. Good luck!

Consult a lawyer and challenge his claims - it will discredit him and not many people will rent from a person they can not trust.

Hopefully you can back yourself up with pics or witness statements.

you cant hurt him but you can put a lien on his house.
Did you take pictures of the condition of the house before you moved out? Did you get an itemized list of the repairs he is implying he had to do as a direct result to excesive damage or abuse to the property? He can not charge you for normal maint. such as paint (wich he is responsible to do before turnig it over to new tennents) normal maint includes,but is not limited to such things as: paint, gutter cleaning, window washing, curtain cleaning, carpet cleaning, light bulb cleaning and or replacement. minor drywall repairs etc. etc..

WOW THATS VERY DIFFICULT MY LANDLORD DID THE SAME THING HE TRIED TO CHARGE ME FOR STUFF THAT WAS WRONG B4 I MOVED IN THAT JERK SO I DIDNT MOVE OR PAY MY RENT UNTIL HE GAVE ME MY SECURITY THEN WHEN HE GAVE ME THE MONEY I MOVED AND LEFT THE HOUSE VERY DIRTY FOR HIM. ALOT OF LANDLORDS B SCAMMING PEOPLE THAT WAY THOSE JERKS. OH ALSO HE HAD SOME STUFF THAT WAS WRONG I JUST CALLED THE CITY ON HIM HE HAD TO PAY SOME FINES, ALSO HE ACCEPTS SEC-8(PROGRAM THAT HELP TENANTS WITH THEIR RENT) SO I CALLED THEM THEY ALSO DO INSPECTIONS AND IF HE DOESNT PASS THEY WONT PAY HIM EITHER TILL HE FIXES EVERYTHING UP. OHHH YESS I THINK I GOT HIM GOOD

You can sue him in Civil Court. The filing fee is about $35-45.00 You don't need an attorney, but the best way is with one. File a tripple damage suit against him.
If revenge is what you seek. That's a hole different direction.

He did not remember turning his power off at his house.
He lost his car and forgot where he parked it.

the landlord is a creep and will do what the law lets him get away with(just make sure he is within the law and not cheating you),,,,and true he wants your money,it costs him money to get the property ready for the next renter,, and he wants to use your money to do that....,,did you take pictures of the conditions before you moved in,, check your local laws on rentals and landlords but more than likely el cheapo-creepo will get to keep your deposit...
but still do the research and get as much factual knowledge to support your cause,,,,do this quickly,,,
you could always pray for him to get many many blessings for some sreason this works really well... good luck....

also not to be a drag but little things like cleaning the light fixtures to get rid of the icky bugs is part of cleaning,, and most rentals do charge for repainting,,, and as for the gutters it is part of the cleaning,,,

what you can do is ask him for the list and see if you can do some of the stuff you can do to reduce the costs,,, otherwise try the above,,,do not pee on the carpet you will get charged for it also,,,,lol

print everything he haven't done or say's he will, along with his info, and post it arond busssiness.(ouch! that's gotta hurt his pockets!!) Find a new location to move. he'll have a vacancy for awhile.

Most state laws allow for something called "normal wear and tear". This includes burned out light bulbs, small marks/holes in the wall from picture hanging, etc. Any items like large holes in the wall (a bigger than a dime), paint on the carpet, smoke damage, broken plumbing, or items that have to be removed by the landlord after a tenant has moved out (like someone left a bed or dresser), can usually be taken out of a security deposit.

you could probably take him to court. NO doubt if he is trying to steal your deposit he wont have any proof of the repair costs that he had as he wouldn't have spent the money on the house but instead took his ugly wife for some plastic surgery.

No doubt she got that ugly from the last time he ripped off his tennants and the hit her with a shovel.
