I have been working at my job for 7 months now, I have insurance for all 3 of us and my husband and I make almost 5,000.00 a month he has had his job for almost a year were both on the verge of turning 17 but we are both trying to get out on our own and live seperate lives... Living with our parents isn't working out because they still consider us their little kids and I am very strong opinioned person who is not willing to be told how to wash clothes or raise her child I am very independent and know that if there is a way to get my house (not renting because thats throwing away money) we would live more than confortabley and have money to spare. I live in the Mesquite, NV area where a mortgage payment isnt more than 1,500-2,000 a month and as you can observe that is okay for our income we both also already own our own cars so no bills on that! Please somebody anyone or anything that will give me a chance. Thank You everyone who has already given their advice...

What are you trying to get away from? Are you living with your or his parents or are you in a bad rental situation? Find a nice apartment to rent (condos are good). As others have said, you will not be able to buy a house until you are 18 unless you have an adult to co-sign. Do you have someone who is willing to trust you and back you up?

ok, you need to redefine "good" money. I would recommend, until you are at least 18 (the legal age to get into a contract, including a mortgage) to find friends to live with, or go live with parents. You cannot even get into a rental lease yet!

Work hard, save $, and get an apartment when you are 18....live below your income level, and save save save.

Yes, if you're 16 but married, you're considered emancipated minor and can most likely get a loan. I will have a better idea on what kind of deal I can get for you if I know your FICO score, wether or not you can show proof of your income.

Might I ask... what are your jobs? Just curious.
Anyway, why dont you talk to your parents and ask them to help you out. You most likely need to get a co-signer (your's or his parents) on the house anyway becuase you are not of legal age (18) to be signing on a house.

You can't get a mortgage until you are both 18. Save until then and then apply for a mortgage.

I don't know if you can sign a contract legally at age 16. That's the only thing. You may have to be 18. Try asking your parents to co-sign.

I was in the same boat 12 years ago. I had just turned 17, gotten married, and had a baby! The only difference is my hubby was 19 and we were able to get an apartment. BUT...my advice to you is if you can possibly stand it, stay with your or his parents for as long as they are willing to have you. It might be uncomfortable but if you can stick with it, it really will be best in the long run. You'll be able to save more money for when you do move out instead of having to live paycheck to paycheck.
We moved out because we wanted to be "grown up" and have our own place. We soon figured out that living on our own wasn't all it was cracked up to be! Just make sure you're making your decision based on what is going to better your family in the long run, and not on immediate emotion.

You can't, by definition. You have not had any job long enough for it to be "stable". Likewise, typically 16 year olds are not good credit risks because they are typically not mature enough.

I know it's not the answer you are looking for... but that's how it is.

unfortunately because you are 16 people are not going to give you that break you desperately want. My advice to you is to get a savings account and put as much as you can in until you turn the age of 18 then you should have enough money to show them that you are serious about purchasing a home for your family and you will need to stay at your jobs for period time to show them you mean busy. I wish you and your family the best of luck in your new life together.

Try going to your local county health and human services facility. they should be able to provide you with some assistance with housing barring that you are emancipated due to your age
