Look at it this way: the mortgage company made an agreement with you (considering your income and credit history) for the property you own. They can't just replace one person with another. The only way to do what you're proposing is to legally sell the property to her. She would have to get her own mortgage in her name. |

You can not do that. She has to qualify for a separate mortgage. When she gets the money she gives it to you and you then pay off your mortgage. It is more complicated than that but that is the essence. |

You don't. The mortgage company is the only entity who can add someone to a mortgage (but only after she passes their approval process). But what you are wanting to do is replace her name with yours. This would require you to sell her the property and you pay off your mortgage, while she obtains her own mortgage. |

Your mortgage is a contract between YOU and the lender. Adding someone else on existing contract can't be done. You have to refinance(set up a new contract) with your girlfriend. Depending on her income and credit it could positively, or negatively, effect any new loan going forward. You can have her added to the deed. That entitles her to rights to the house and property but does not financially tie her to the property. You don't have to refinance for that.
But, I have a question for you. Do you really want to set up house legally with someone you aren't married to? Combining finances with a significant other can be loaded with pitfalls. I'm not beating you over the head with religion-I'm not religious at all. But, I assume you aren't getting married because of the commitment it entails. If she is tied to your mortgage, deed, car, etc... and you break up it's going to be messy. My wife pretty-much live with me for a year before we got married-before we decided to marry-but we never mixed money. |

Just refinance it. You would sign the Deed of Trust, Insurance and Right to Cancel Only if done correctly. She would be the only borrower on this one... |

the only way would be for her to qualify for the loan and to take it over. They would do a credit check on her and do the whole loan process over. I'm sure there is more to it than that but you would have to talk to your mortgage broker. |

You cannot UNLESS the mortgage is assumable. Some FHA loans are, your girlfriend would take over the current balance and 'assume' the mortgage. However she will have to qualify as normal and there are probably some fees involved. |
