Lenders go off credit scores. So, if your credit is really bad, most banks will NOT be willing to give you a loan.
The fact that you are debt free is great, but the accounts on your report are still negative and will stay on there for about 7 years.
Your income is not bad and will definitely be a positive factor when you apply for a mortgage.
Bottom line...you must work on getting your credit scores up if you want to get a home loan. I repair people's credit on a daily basis, people who don't qualify for a mortgage.

You can do it solo, but you will pay a much higher rate which limits how much house you can purchase.
Be wary of those adjustable rate mortgages or programs which claim to boost your credit score by paying other people to add you as an authorized user to their credit cards - there are too many scams out there. |

you won't need a cosigner, but you interest rate will be a little higher......we bought our house and made 55K together with average credit....our interest rate would have been lower with better credit scores.....look into how much you're approved for (we could only go as high as 90K) so that you know what kind of payment you'll have...also, make sure you get a good realtor..........

Depends on how long they have established good history. There is a new law just passed. They talked about it on the news. They are now not allowing people with FICO scores of less than 590 I think...it was on CNN this morning. |

They'll be able to borrow in a few years.
They'll have to :
- keep their bills up to date
- save some money
- make sure their credit report is clean of old debts
- earn a regular income

You need some time to pass to show a history. Don't rush it, it isn't worth the interest rate, and interest is the whole ball game. One of the basic problems of people with bad credit and financial problems is that they move to fast on to new cost and debt before they are ready and stable. |

Your best bet would be to pay off the debt. Wait the 60 - 90 days until it shows as paid on your credit report, then apply for the home loan. Right now, the mortgage industry is "tightening their belts" and their credit requirements are getting very strict. I know that it requires a 620 credit score to even do a "no-doc" loan right now.
Once the debt is marked as paid on your credit report, and you have had a full reporting cycle go buy where no missed payments, lates, etc have occured, you are going to see a substantial jump in your credit score.
Additionally, they are going to want 12-24 months of cancelled rent checks to verify payment history and 2 years of W2s or tax returns to establish that the income is both steady and verifiable. |
